The place
The hotel occupies 601 Indiana Avenue NW, a few blocks north of the National Mall and directly across from the D.C. Superior Courthouse, within walking distance of Capital One Arena, Ford's Theatre and the Smithsonian museums.
The concept
The project converts a 1960s International Style office building, previously occupied by federal agencies, into a 122-key AC Hotel by Marriott: an adaptive reuse rather than ground-up construction, preserving the structure's limestone facade and ribbon windows. The site was acquired at a foreclosure auction for $8.5 million by an entity later identified as Dauntless Capital Partners, a private-equity affiliate of Twin Bridges Hospitality (led by a grandson of former Marriott CEO Bill Marriott), which secured a $34.4 million construction loan from Artemis Real Estate Partners to fund the conversion. Calco Hospitality will operate the property; architecture is by Fillat+ Architecture. The conversion is classified as by-right, requiring no special zoning approval.
Dining & wellness
Not yet open: plans call for a ground-floor lobby bar and restaurant opening onto a redesigned outdoor plaza on Indiana Avenue, plus a fitness center, none of the food and beverage concepts have been announced yet.
