Aloft Mount Vernon Triangle

An 11-story, 152-room Aloft has been in DC's historic-preservation pipeline since 2016, built around the preserved 1946 facade of a former deli in Mount Vernon Triangle. Developer Kline Operations resubmitted a scaled-back design in June 2024 after a more ambitious 2021 version stalled, and Washington's tourism board still cites a late-2027 opening — but no construction start has been confirmed.

The place

Mount Vernon Triangle sits between Chinatown and the Shaw neighborhood, a few blocks from the Walter E. Washington Convention Center, Capital One Arena, and the Mount Vernon Square/7th Street-Convention Center Metro stop. Largely industrial and underbuilt into the 2000s, the triangle has filled in over the past two decades with apartment towers and street-level retail, but hotel supply has lagged the residential build-out — this site would be the first hotel use the address has ever had.

The concept

Aloft is Marriott's tech-forward, design-led select-service brand aimed at travelers who want a compact, well-designed room over a full-service footprint, and an 11-story, 152-room build fits that model on an infill DC lot. The project's identity, though, rests on what it keeps rather than what it builds: the site's existing structure is the 1946 home of the former Union Provision and Distribution Company, its facade still carrying the faded painted lettering of a deli that once operated there. The current design restores those polychrome concrete panels and the lettering rather than replacing them, with the rest of the building rising as new construction behind and above the preserved front. It is the kind of adaptive-reuse story DC's Historic Preservation Review Board tends to favor, which is likely why the developer's 2024 resubmission walked back a more extensive 2021 redesign in favor of a scheme closer to what the board had already approved in 2018.

Dining & wellness

Renderings and filings reference a ground-floor space intended to nod to the site's deli history, plus a rooftop deck — standard Aloft amenities in spirit — but no restaurant operator, bar concept, or food-and-beverage partner has been named in any public filing or press coverage to date.
