Nobu Hotel Manchester

Salboy has broken ground on a 76-storey, 246-metre tower in Manchester city centre that will carry a 160-room Nobu hotel, a signature Nobu restaurant built into restored Victorian viaduct arches, and 452 Nobu-branded residences — the brand's first UK residential scheme. Nobu Hospitality's founders joined Salboy on site for the November 2025 groundbreaking, but full construction only starts in 2026 and completion isn't targeted until 2031.

The place

The site sits on Great Bridgewater Street in Manchester city centre, part of the Viadux masterplan wedged between Deansgate and the Rochdale Canal, immediately alongside a run of Grade II-listed Victorian railway viaduct arches left over from the city's industrial rail network. It is a dense, elevated stretch of the centre already reshaped by tall residential towers. At 246 metres, the finished tower is planned to overtake Manchester's existing skyline landmarks and stand as the tallest building anywhere outside London.

The concept

The scheme stacks three uses in one 76-storey tower: a 160-room Nobu hotel, a signature Nobu restaurant, and 452 Nobu-branded residences — the brand's first residential project in the UK. Salboy, the Manchester developer behind the tower, is building the estimated £360 million project with Nobu Hospitality as brand and hotel operator partner; SimpsonHaugh is the architect, Bowler James Brindley the interior designer. A groundbreaking ceremony was held on site in November 2025, attended by Nobu Hospitality's founders — chef Nobu Matsuhisa, Robert De Niro and Meir Teper — alongside Salboy's principals. That ceremony marked the start of enabling works only: full construction is scheduled to begin in 2026, ahead of a targeted 2031 completion. At ground level, the plan folds in the existing Grade II-listed Victorian viaduct arches rather than clearing them, restoring the brick structure to house the restaurant.

Dining & wellness

The signature Nobu restaurant and bar is planned for ground level, built into the restored brick vaults of the Victorian viaduct arches rather than a conventional hotel dining room. The stated approach pairs the exposed industrial brickwork of the arches with contemporary fit-out and Nobu's Japanese-Peruvian menu. No opening hours, chef appointment or menu specifics have been disclosed at this stage.
