Dakota Manchester Airport opened in July 2026 on Enterprise Way, next to the airport, with 154 rooms and suites over seven storeys. The group describes it as the most luxurious airport hotel in the UK. Construction cost is reported at £54 million by some outlets and £55 million by the group. Evans Property Group of Leeds owns the Dakota brand and a portfolio of seven hotels. GMI Construction, which handed over the keys in July, built it as the fifth Dakota for Evans. KPP Architects designed it. Sources give different opening days, 1 July and mid-July, so only the month is certain.

The place
The hotel sits at 7 Enterprise Way, Manchester M90 4AD, on a three-acre plot inside MIX Manchester, a science and manufacturing park backed by Manchester City Council, the Greater Manchester Pension Fund, Manchester Airports Group and Beijing Construction Engineering Group. A dedicated shuttle runs to the terminals, in about two and a half minutes according to one report. The hotel has 130 parking spaces with valet service.
Its neighbours are still few: the Tribe hotel opened in 2024 and a Premier Inn is due to finish in early 2028. The joint venture has put £30 million into roads and utilities, and further hotel plots are being marketed.
The concept
Dakota's airport site is a departure from the group's city-centre formula. The brand's line is bold design and warm hospitality, and the rooms run from 27 to 54 square metres with Molton Brown toiletries and rainfall showers. One report describes a dark, industrial look.
The pitch is aimed at business travellers and at passengers who would otherwise take a transit hotel. The hotel sells parking packages, with valet parking included for four or eight nights.
Dining & wellness
The Grill is a brasserie-style restaurant serving breakfast, brunch, lunch and Sunday roasts, with a steak-led menu. It describes itself as a neighbourhood grill and takes bookings online. A separate bar sits alongside it.
Outside, a cigar terrace has a humidor. Inside, the hotel has private dining rooms, a dedicated Champagne Room and flexible event space, though capacities have not been published.
News
July 13, 2026: Dakota Manchester Airport opened for check-in in July 2026. GMI Construction handed the building to Evans Property Group, owner of the Dakota brand, after delivering the 154-room hotel across seven storeys, designed by KPP Architects. It stands in MIX Manchester alongside the Tribe hotel (opened 2024), with a Premier Inn due in early 2028.
