Motto by Hilton Manchester Piccadilly

A 21-storey, 154-room Motto by Hilton is under development in Manchester's Piccadilly Basin, financed by a £15.7 million construction loan secured in 2025 and targeting a 2027 opening — the lifestyle micro-hotel brand's second UK address after Glasgow, and Manchester's first Motto.

The place

The hotel is planned for Piccadilly Basin, a canal-side redevelopment area a short walk from Manchester Piccadilly station, putting it within easy reach of the city's rail and tram network. It's one of two Hilton hotels signed with Dean Street Developments in the same September 2025 agreement — the other, Hampton by Hilton Manchester City Centre, a 358-room property on Deansgate billed as Europe's largest Hampton, is scheduled to open earlier, in early 2026.

The concept

Motto by Hilton, the group's compact-room lifestyle micro-hotel brand launched in 2018, makes its Manchester debut here — its first UK site opened in Glasgow in 2024, so this is not, contrary to some early coverage, the brand's European first. Planning permission for the 21-storey tower was granted in 2023, and construction financing followed in the form of a £15.7 million loan from OakNorth Bank secured by developer Dean Street Developments in May 2025. Motto's format centers on cleverly compact, flexible rooms — connecting units that convert between doubles, bunk configurations or a fold-down daytime living space — aimed at travelers who prioritize a central, design-forward base over square footage.

Dining & wellness

Plans include a bar, café and co-working space alongside the guest rooms, plus a restaurant and fitness area per Hilton's own signing announcement, though a specific F&B operator or concept has not been disclosed.
