Manga Hotels is building a boutique hotel at 38 Camden Street, in Toronto's Fashion District, retaining the existing building's facade under a zoning settlement it shares with the larger hotel going up next door at 471 Richmond Street West. Construction is under way, though a pending city variance could still add roughly 30 suites and four storeys to the approved 140-room plan.

The place

The hotel occupies 38 Camden Street in Toronto's Fashion District, immediately south of and sharing a zoning application with the larger, roughly 250-room hotel Manga Hotels is building at 471 Richmond Street West on the same block.

The concept

This boutique hotel is the smaller counterpart to Manga Hotels' 471 Richmond Street West tower, sharing the same 2019-2021 Ontario Land Tribunal zoning settlement and the same architect, Sweeny & Co. The settlement called for retaining the existing Camden Street facade within the new building. Construction was confirmed under way by mid-2026. In July 2026, Manga filed for a minor variance to add roughly 30 suites and four storeys to this building, which would take it from the originally zoned 140 rooms and 15 storeys up to 19 storeys — a request still under review, so the final room count is not yet settled.

Dining & wellness

The zoning file includes a restaurant and bar at this address, but no operator, brand or menu concept has been announced.
