69 Yonge Street, Tribute Portfolio by Marriott, will convert the 1913 former Canadian Pacific Railway headquarters at King and Yonge into a 162-room hotel. Montreal's Artifact Group bought the Beaux-Arts building in April 2025 after a planned condo redevelopment was abandoned; construction is targeted to start in early 2027, with completion expected in 2028.

The place

69 Yonge Street, at the southeast corner of King and Yonge streets in Toronto's Financial District, directly above King subway station.

The concept

Completed in 1913 as the headquarters of the Canadian Pacific Railway, the 15-storey Beaux-Arts building designed by Darling & Pearson has never operated as a hotel. Montreal-based Artifact Group bought the property in April 2025 — its first Toronto acquisition — after an earlier condo-conversion plan for the building fell through, and is instead converting it into a Tribute Portfolio hotel. A building permit was filed and accepted in July 2026, with construction targeted to start in the first quarter of 2027 and completion expected in 2028.

Dining & wellness

No restaurant, bar or spa details have been announced yet; the project remains in the planning and permitting stage.
