The West Hotel (Commutator Building)

The West Hotel, a 123-room Salt Hotels property planned inside Minneapolis's historic Commutator Foundry building with interiors by Neri&Hu and a restaurant from chef Tim McKee, has been stalled since a 2023 construction-financing collapse. After a second failed restart and a September 2025 sheriff's sale, new owner Onward Investors was, as of the most recent reporting, still assessing whether the hotel can be completed as designed — with no confirmed opening date and apartments floated as a possible alternative use.

The place

North Loop, Minneapolis, close to the Mississippi riverfront, combining the historic Commutator Foundry building (1884-1886) with several adjacent 19th-century North Loop buildings.

The concept

Salt Hotels — a Minneapolis-based boutique operator making its Midwest debut with this project — planned to restore the Commutator Foundry, a contributing historic building that once housed lumbermen, railway jobbers and a foundry shed, alongside neighbouring 19th-century structures into a 123-room luxury boutique hotel. Snow Kreilich Architects designed the exterior and a new six-storey addition stepping down to meet the historic foundry building, while Shanghai/London-based Neri&Hu — completing one of their first North American hotels — designed the interiors. D2 Capital Advisors arranged $48.6 million in construction financing in 2021, but that financing failed in 2023, triggering years of stalled construction, a partial resumption attempt in 2024-25 that also collapsed, and ultimately a full Hennepin County Sheriff's sale in September 2025, in which an entity tied to local firm Onward Investors bought the mortgage for roughly $30 million. Onward has said it wants to complete the project but, as of the most recent reporting, was still assessing whether that is feasible — apartments have been floated publicly as an alternative use for the buildings.

Dining & wellness

The hotel's food-and-beverage program was to be led by James Beard Award-winning chef Tim McKee, with a Basque-inspired restaurant drawing on the cuisines of San Sebastián, Bilbao and Pamplona, plus a stone-cellar cocktail bar, a rooftop bar with an outdoor terrace, a fireside lounge and library, and six event spaces — none of which has opened, and it is not confirmed whether McKee's involvement survives the ownership change.
