Sherman Associates converted the century-old Thresher Square factory complex in Minneapolis' Mill District into the Midwest's first Canopy by Hilton, opening in February 2019 with 183 rooms. The project, designed with DLR Group, kept the buildings' original timber, brick and atrium intact and went on to win a state preservation award.

The place
The hotel occupies the historic Thresher Square complex in the Mill District, a former industrial pocket of downtown Minneapolis along the Mississippi riverfront now filled with converted warehouses, breweries and lofts, a short walk from the Guthrie Theater and Mill City Museum.
The concept
Thresher Square comprises two connected buildings, the 1900 Advance Thresher Company headquarters and the 1904 Emerson-Newton Implement Company building, that manufactured farm equipment before spending decades as offices, never before operating as a hotel. Minneapolis-based developer Sherman Associates converted the complex with architecture firm DLR Group, preserving heavy-timber construction, exposed wood ceilings, original brick and a central atrium while inserting Canopy by Hilton's rooms and public spaces. The project won a 2019 Minnesota preservation award and stands as the first Canopy by Hilton in the Midwest.
Dining & wellness
UMBRA Bites & Pours serves a daily breakfast built around locally sourced dishes and hosts complimentary evening tastings of local beers, wines and spirits in the adjoining Canopy Central lounge. The hotel also has a 24-hour fitness center with Technogym equipment, complimentary bikes for guests to explore the riverfront, and over 6,000 sq ft of glass-enclosed meeting space under the building's original wood ceilings.
