The Sebel Sydney Parramatta is a new-build, 51-suite extended-stay hotel on Victoria Road, developed by Nirskam Group and managed by Accor. Studio, one- and two-bedroom suites are aimed at both corporate and leisure stays, backed by self-check-in technology, an all-day Italian restaurant and a rooftop bar. Announced for an August 2026 opening with rates from AU$269 a night, it will be Accor's 22nd hotel in Western Sydney.

The place
The hotel sits on Victoria Road in Parramatta, within walking distance of Parramatta CBD and CommBank Stadium, roughly 25 kilometres west of the Sydney city centre. Parramatta has been positioned by successive state and local investment as Sydney's 'second CBD,' and the hotel's location bets on that district's continuing build-out of commercial and event demand rather than on the harbour-facing tourism appeal of central Sydney.
The concept
The Sebel Sydney Parramatta is a ground-up, new-build property from Nirskam Group, managed by Accor under The Sebel — a brand the group positions between traditional hotels and serviced apartments, aimed at both short leisure stays and longer corporate placements. All 51 keys are suites rather than standard rooms, split across studio, one-bedroom and two-bedroom configurations, each built around Accor's 'residential-style' pitch: separated living space, in-room dining, and enough square footage to support multi-night or multi-week stays rather than a single overnight. Technology is a stated differentiator for the property: self-check-in kiosks, in-room casting and smart connectivity are all called out in Accor's own launch materials, alongside communal work and relaxation spaces intended to serve business travellers on extended assignments in Western Sydney. On opening, the hotel becomes Accor's 22nd property in Western Sydney, extending a portfolio the group has been building out as the region's economic weight — helped by the new Western Sydney Airport and Parramatta's ongoing commercial development — continues to grow.
Dining & wellness
The hotel's food and beverage program centres on an all-day Italian dining restaurant and a rooftop bar and terrace, the latter also housing a small meeting room for four to six guests. A 24-hour fitness centre and in-room dining round out the amenities; no chef or restaurant name has been publicly announced.
