The Ascott Limited opened lyf Bondi Junction Sydney on 9 April 2025, its second lyf property in Australia after Melbourne. The 197-unit building, designed by Bates Smart, packs a shared kitchen, coworking zones and a rooftop gym around compact studios, betting that co-living amenities will draw travellers as much as the eastern-suburbs transit location.

The place

The hotel sits at 5-11 Hollywood Avenue in Bondi Junction, the commercial and retail centre of Sydney's eastern suburbs and one of the city's busiest transport interchanges, with the train station roughly an eight-minute walk away and bus routes into the CBD on the doorstep. Bondi Beach itself is a short bus or taxi ride further east. The location trades beachfront proximity for connectivity, positioning the property for guests who need fast access to the city centre as much as the coast.

The concept

lyf Bondi Junction Sydney is an 11-storey building designed by Bates Smart, composed of a three-storey podium topped by two linear volumes, with the western volume raised to open up a double-height ground floor. The facade mixes raw concrete, timber and sandstone-toned panels with faceted glazing, a materials palette referencing the neighbourhood's coastal setting. Inside, Ascott's 'social living' format for the lyf brand replaces a conventional lobby with an open reception that combines a bar, coworking desks and dining in one shared space, and rooms are compact studios of around 17 square metres built for short stays rather than long-term occupancy. The brand targets what Ascott calls transient professionals and younger business and leisure travellers who want a hotel that functions as a place to work and meet people, not just sleep. It is Ascott's second lyf opening in Australia after lyf Collingwood Melbourne, part of a wider rollout of the co-living concept across Asia-Pacific.

Dining & wellness

Bonnibel, an all-day restaurant and bar with an alfresco terrace, occupies the ground floor and opens onto the street, hosting regular community events alongside standard food and beverage service. Guests also have access to a communal kitchen for self-catering, laundry facilities, a rooftop gym, social spaces for gatherings, and bookable coworking areas aimed at remote workers and small meetings rather than a traditional business centre.
