Ennismore has agreed to bring a second Hoxton to Chicago, this time inside a 47-story Magellan Development tower planned for the long-vacant Parcel O site in Lakeshore East, near Millennium Park. Design work by bKL Architecture and a foundation permit are in place, but as of early 2026 the project still lacks a construction loan and its South Korean investment partner is marketing its land stake for sale.

The place

The site, known within Magellan's masterplan as Parcel O, sits at 193 N. Columbus Drive in Lakeshore East, the roughly 28-acre lakefront community Magellan has built out over two decades between the Chicago River and Grant Park. It is a short walk from Millennium Park and the Loop, and adjoins Lakeshore East Park, the neighborhood's private green space. The parcel has stood vacant since the surrounding towers went up, making it one of the last undeveloped lots in a community otherwise now dense with high-rises.

The concept

The planned 502-foot, 47-story tower would combine roughly 240 hotel rooms with about 600 rental apartments, three levels of co-working space, and two ground-level retail spaces. Ennismore has described the project as the brand's second Chicago address, following the existing Hoxton in Fulton Market, which opened in the city's gallery-and-restaurant district west of the Loop. Where that first hotel plays to Fulton Market's industrial-warehouse character, a Lakeshore East Hoxton would sit in a purpose-built residential high-rise district facing the lake and the river, giving the brand two distinct footholds in the city rather than a second version of the same neighborhood play.

Dining & wellness

No restaurant, bar, or spa concept for the Lakeshore East property has been disclosed. Hoxton hotels typically pair a ground-floor restaurant and lobby social space with a rooftop or top-floor bar, as at the Fulton Market property, but none of these has been announced or confirmed for this site.
