German lifestyle brand Ruby Hotels is making its US debut in Chicago, converting the historic Inn of Chicago — a late-1920s Streeterville landmark — into a 412-room hotel one block from the Magnificent Mile. Developed with Berk Properties under a 30-year IHG franchise agreement, the property is due to open in 2027.

The place

The hotel occupies the former Inn of Chicago building in Streeterville, one block east of North Michigan Avenue's Magnificent Mile shopping corridor.

The concept

Ruby built its European reputation on compact, design-forward rooms and lower-cost-per-square-foot construction rather than sprawling suites, and Chicago is the template for scaling that formula into the US market. The 22-story renovation, developed with Berk Properties under a 30-year IHG franchise agreement, keeps the building's late-1920s hospitality pedigree while introducing Ruby's stripped-back, character-driven interiors.

Dining & wellness

Plans include a reimagined lobby and bar built for all-day use, plus a rooftop terrace and bar overlooking the skyline; further dining details have not been released.
