New Seaport Hotel (391 D Street)

A 438-room, all-electric hotel has been approved for a narrow lot on Butler Street in Boston's Seaport District, directly behind the existing Aloft hotel that developer Global Hospitality Investment Group already operates on D Street. The roughly $110 million, 14-story project cleared Boston zoning review around February 2026, but no hotel brand has been chosen and the developer has described it only as a "select service" property aimed at a more rate-approachable segment than its Seaport neighbors.

The place

The hotel would rise on a narrow strip of land on Butler Street, an access road in Boston's Seaport District directly across from the Thomas M. Menino Convention & Exhibition Center, and directly behind the existing Aloft hotel that the same developer group already operates on D Street.

The concept

Global Hospitality Investment Group, a real estate firm with offices in London, Los Angeles and Hong Kong, already manages the neighboring Aloft and Element hotels on D Street under a planned development area the city first approved in 2013; the new 14-story, 160,000-square-foot tower would bring the three properties to a combined 968 rooms. Designed by JCJ Architecture and Gene Kaufman Architect to read as "complementary but distinct" from its Aloft and Element neighbors, the roughly $110 million project is planned to run entirely on electricity, with GHIG committing to purchase 100 percent renewable power for all building loads — part of a citywide push, backed by a market study suggesting the South Boston convention center could support 800 to 1,000 more hotel rooms in the short term. GHIG leases the underlying land from the Massachusetts Convention Center Authority. No hotel brand has been chosen; an attorney for the developer told Boston zoning officials the property would be a "select service" hotel positioned as more affordable than its Seaport neighbors, where the district's hotels averaged $289.57 a night the prior year against $202.30 across South Boston generally.
