The place
The hotel occupies 155 Porter Street in East Boston, less than a mile from Logan International Airport. The cast-in-place concrete building has anchored the neighborhood's skyline since 1911, when it was built as the Engel-Cone Shoe Factory; it sat boarded up for years after an earlier conversion attempt, branded Loftel and proposed in 2016, stalled before construction began.
The concept
Architecture and engineering firm Russell and Dawson, working with historic consultants Epsilon Associates, converted the 65,200-square-foot factory into a 123-room hotel while keeping its industrial character on display — 13-foot ceilings, 10-foot windows and exposed structure throughout the loft-style rooms. The project secured National Park Service approval to add the building to the National Historic Register and was designed to meet LEED Silver accreditation and the City of Boston's climate-resiliency guidelines, at a stated project value of roughly $15 million.
