The place

Canopy sits at 99 Blackstone Street, wedged between the Rose Kennedy Greenway and Faneuil Hall, in a stretch of downtown Boston reshaped by the Big Dig's removal of the old elevated highway. The Greenway's park space now runs past the hotel's front door, and the North End, TD Garden, and the Financial District are all within a few minutes on foot.

The concept

Opened in March 2022, this was the first Canopy by Hilton property in Massachusetts, built as a six-story, purpose-built hotel rather than a conversion. JCJ Architecture handled both the architecture and interior design, working Boston-specific references into the build: a strategy the brand uses to differentiate Canopy's neighborhood-rooted positioning from Hilton's more standardized upscale brands. Balconies on several suites and rooms look out over the Greenway, the North End, and the Zakim Bridge, an outlook uncommon for a mid-rise hotel in this part of downtown.

Dining & wellness

ROSE Town Kitchen & Bar serves New England-inflected plates and a cocktail program built around the same casual, neighborhood-facing tone as the rest of the hotel, alongside more than 3,000 square feet of event space.

I did a lot of research before choosing the Canopy by Hilton for our stay in Boston, and we were thrilled with our choice. The location of this hotel was perfect for us. Just outside the North End and all of it's wonderful restaurants, right next door to Quincy Market and Boston Public Market, and within walking distance of everything that we wanted to see. Even the farmers market was next door for Friday and Saturday. We walked everywhere, even as far as Harvard campus. The only Uber we took was to and from the airport and once for a visit to Fenway for a Red Sox game. We took the train back from the game, which was also very convenient. The staff at the hotel were fantastic, friendly and helpful. The room was spacious and clean. When we arrived, our bathroom sink was slow to drain so we let the front desk know on our way out to dinner. By the time we got back, it the sink was working perfectly. Every staff member we interacted with, including the maids and the bar staff, were friendly and helpful. The only issue we had with the hotel, and it was a minor inconvenience, was the loud thumping music of the F45 Training gym that is located in the same building. We were on the second floor of the hotel, probably right above the gym, so the noise was pretty annoying, but it wasn't bad enough to warrant moving. Next time we stay, we will ask for a room away from the gym, or on a higher floor. This is an urban area with plenty of sirens and honking horns, but we got a good nights sleep every night and appreciated being in close proximity to so many of the attractions we wanted to visit.

Trevon was the highlight of our stay! We were only there for one quick night but everything was fantastic. The rooms were really tasteful, I loved the high ceilings, which gave them an even bigger feeling. Lobby was a nice area to be able to hang out in for a little bit after we checked out and just needed some downtime activities. Trevon was super friendly and helpful when we checked in and throughout our stay. Great location in the heart of downtown, I would easily stay here again.

Fabulous hotel, I would deffo return! Room was beautiful, best shower ever! We took valet parking as we were driving round New England and this was our last stop before flying home. Staff were brilliant in helping with our mountain of luggage. The vibe in Rosie’s bar at night is great, we came as a couple but I would have no hesitation to stay here as a solo traveller. Great hotel.

I rarely leave negative reviews, but this experience was disappointing enough that I feel others should be aware. I redeemed Hilton Honors points for a stay at the Canopy by Hilton Boston Downtown months in advance. Before our trip, the credit card on file became invalid because of fraudulent activity—something completely outside of my control. On the day we traveled, Hilton sent a notification only a few hours before canceling our reservation. Unfortunately, we were already on a flight to Boston and had no realistic opportunity to receive or respond to the email. We arrived after midnight expecting to check in, only to discover that our reservation had been canceled. My family was left stranded in an unfamiliar city with no hotel. Because it was after midnight, the reservation date had changed, making it much more difficult and expensive to find another room. What disappointed me most wasn’t just the cancellation—it was the complete lack of customer service afterward. I requested to speak with a manager that night but received no meaningful assistance, no help finding another Hilton property, and no callback when it mattered most. Every response that followed simply repeated Hilton’s policy rather than acknowledging the customer experience or the impact it had on my family. Ironically, during this same trip I had a points reservation with Marriott using the exact same credit card that had also become invalid because of fraud. Marriott simply asked me to provide an updated card when I checked in. The issue was resolved in less than a minute with empathy and professionalism. That comparison made Hilton’s handling of this situation even more disappointing. I understand companies need policies, and I don’t dispute Hilton’s requirement for a valid credit card. What I do question is canceling a prepaid points reservation while a guest is already traveling, providing only a few hours’ notice, and offering no meaningful assistance when that guest arrives after midnight with nowhere to stay. I also found Hilton’s complaint process frustrating. Despite asking for escalation, I repeatedly received responses explaining why the policy had been followed instead of addressing whether the outcome reflected the level of hospitality Hilton advertises. This experience has permanently changed my opinion of Hilton. My family and I travel frequently, and unfortunately, Hilton has lost our future business. Marriott earned our loyalty on this trip by showing empathy and solving the exact same problem in a way that put the guest first. I hope Hilton reviews both its reservation cancellation process and its customer service approach so that other families don’t experience what we did.
