Boston-based Rhino Capital Advisors bought the building for $14.6 million in December 2023 and won Boston Planning & Development Agency approval for the conversion in October 2024, but no hotel brand or construction start date has been confirmed.

The place
The building sits at 110 Canal Street in the Bulfinch Triangle, near North Station, in a dense pocket of 19th- and early-20th-century commercial buildings that has drawn several hotel-conversion proposals in recent years as Boston's downtown office market has softened.
The concept
Boston-based Rhino Capital Advisors bought the seven-story office building (formerly the headquarters of architecture firm CBT, whose ground-floor restaurant tenant closed in 2021) for $14.6 million in December 2023, just two years after the site had traded for $24 million. Managing principal Michael Olson pitched an 81-room hotel conversion at the time of the purchase; the Boston Planning & Development Agency approved a slightly larger, 84-room version in October 2024. No hotel brand or operator has been named publicly, and Boston's broader hotel-conversion pipeline has moved slowly amid cautious construction lenders, so a construction timeline remains unconfirmed.
