The place

The hotel would rise on Subarea D, at the corner of N. Southport Avenue and N. Kingsbury Street — the northeastern edge of Foundry Park, on a bend of the Chicago River between Bucktown and Lincoln Park on the North Side. This is the former northern parcel of Lincoln Yards, the industrial tract Sterling Bay's earlier megadevelopment plan never built; JDL Development and Kayne Anderson Real Estate acquired the site in 2025.

The concept

Foundry Park is the $3 billion mixed-use project that replaced Lincoln Yards' abandoned ambitions on this stretch of riverfront. The Chicago Plan Commission approved its zoning on January 15, 2026; the City Council gave final approval on February 18, 2026. As approved, the plan allows up to roughly 3,700 residential units, about 420,000 square feet of retail, up to 350,000 square feet of office space, and one hotel, organized around a new riverwalk and a central park. The hotel is a small, largely undefined piece of that program: at this point it exists mainly as a building envelope on a zoning map rather than an operating plan. No brand, operator, or hotel-specific design team had been announced as of August 2026. In June 2026, Chicago's Community Development Commission backed a package of up to $201.6 million in TIF reimbursement toward Foundry Park's roughly $235 million in infrastructure costs, tied to the developers' roughly $800 million first construction phase.
