The place
The project occupies the site of Auckland's Downtown Carpark, a seven-storey car park block at the western end of the city's waterfront, between Customs Street West and Lower Hobson Street — a short walk from Commercial Bay and the Viaduct Harbour, the same waterfront corridor where InterContinental Auckland, Horizon by SkyCity and Hotel Indigo Auckland have all opened since 2020. Precinct Properties is developing the site in partnership with Ngāti Whātua Ōrākei, and the scheme includes a 3,450-square-metre public space, Te Urunga Hau ("the Urban Room"), threading new pedestrian connections through the block.
The concept
Precinct Properties' redevelopment pairs a 55-level, roughly 227-metre commercial office tower with a second, 162-metre mixed-use tower carrying up to 160 apartments and a roughly 200-room hotel, plus retail, food and beverage space and a laneway network replacing the demolished car park. The scheme was lodged for approval in January 2026 and cleared New Zealand's fast-track consenting process that August — the 28th project approved under the Fast-track Approvals Act — with an independent expert panel citing the towers' spacing and design as limiting the impact on Auckland's skyline. The project's official fast-track registration carries the Māori name Te Pūmanawa o Tāmaki ("the pulse/heartbeat of Tāmaki"), which functions as the redevelopment's project name rather than a confirmed hotel brand — no operator or flag for the hotel component has been announced, and none of the coverage found gives a construction start date or an opening year.
