citizenM Seattle South Lake Union opened in summer 2020 as North America's first fully modular hotel, its 264 rooms prefabricated in Europe and stacked on site in 89 days. Built in the tech-office corridor near Amazon's headquarters, it's a distinct, LEED Gold-certified property from citizenM's earlier Pioneer Square hotel across downtown.

The place

201 Westlake Avenue North, at John Street facing Denny Park in South Lake Union — Seattle's tech-office corridor a few blocks from Amazon's headquarters, a different market position from citizenM's older Pioneer Square property across downtown.

The concept

Reported as North America's first fully modular hotel: all 264 rooms were prefabricated at citizenM's European facility, shipped to the Port of Seattle and stacked on-site over 89 days, cutting the construction schedule by roughly four months and construction waste by about 60% compared with conventional building. The seven-story, LEED Gold-certified tower is a genuinely separate property from citizenM Seattle Pioneer Square, not a rebrand or extension of it. The elevator core carries a mural by Native American artist Jeffrey Veregge, with additional art from Sub Pop Records art director Jesse LeDoux.

Dining & wellness

canteenM, the brand's signature bar-and-bakery concept, anchors the lobby alongside SocietyM meeting space, a 24-hour gym and app-based contactless check-in with tablet-controlled room lighting and shades. No spa or pool is offered.
