AC Hotel Seattle Downtown opened in October 2024 at 117 Yale Avenue North, on the line between South Lake Union and Denny Triangle. The 200-room, 11-story building was developed by Nexera Capital, an Atlanta company, and is managed by Crestline Hotels & Resorts since mid-2025.

The place
The block sits among the offices of Amazon, Meta and Google, which are a short walk away, and close to the Summit Convention Center, the Fred Hutch Cancer Center and the Bill and Melinda Gates Foundation. Climate Pledge Arena and the Space Needle are further afield but still in the same part of the city, and the Seattle light rail and Interstate 5 are close by.
Sea-Tac airport is 15 miles away. The cruise terminals at Pier 66 and Pier 91 are under two miles from the hotel, which matters for passengers who spend a night in town before sailing.
The concept
This is a ground-up building, not a conversion, and it is the AC Hotels brand applied to a tech district: Marriott's European-styled line, with rooms that carry a workstation, adjustable reading lamps, plush bedding, a full bathroom and an in-room coffee maker. Wi-Fi is complimentary.
The developer's plan, as stated in the financing of the building, is to bring the hotel to stabilization and then sell it. Nexera obtained a $68.15 million refinancing loan from Peachtree Group in 2025: a three-year, floating-rate first mortgage with two 12-month extension options, which Peachtree describes as a construction takeout.
Management changed within a year of opening. Crestline Hotels & Resorts took over the hotel in the summer of 2025, and its chief executive called the location a strong addition to the Seattle market. A separate trade report names a different operator, so the current arrangement should be checked before a group booking.
Dining & wellness
The AC Kitchen serves a European-style breakfast each morning. From 5 p.m. the AC Lounge offers handcrafted cocktails and tapas. The hotel also has a lobby bar and an outdoor area that can be opened or closed depending on the weather.
There are three multi-purpose event rooms, a fitness center and dry cleaning service. Parking is available for an extra charge.

July 2, 2025: Crestline Hotels & Resorts announced that it had taken over management of the AC Hotel Seattle Downtown, an 11-story, 200-room hotel at 117 Yale Avenue North developed by Nexera Capital and opened less than a year earlier. Its chief executive James Carroll called the location a perfect one and an exciting addition to the Seattle market. The announcement lists three multi-purpose event rooms, an AC Kitchen for breakfast and an AC Lounge from 5 p.m.
