The Bower Coronado opened March 21, 2025, with 39 rooms on a stretch of Orange Avenue across from the Hotel del Coronado — the first newly built hotel on Coronado Island in more than three decades. Managed by Azul Hospitality Group and developed by San Diego-based J Street Hospitality, it replaces the demolished Villa Capri by the Sea motel with a wabi-sabi-inflected property topped by Dive, the island's first rooftop restaurant and bar.

The place

Coronado is the sliver of land across San Diego Bay from downtown, reached by the arching Coronado Bridge or the ferry, and known chiefly for the century-old, red-turreted Hotel del Coronado a block away. The Bower sits at 1417 Orange Ave, the town's main commercial street, within walking distance of the beach, the ferry landing and the small-town shopping strip that gives Coronado its low-key, naval-town character rather than a resort-corridor feel. The site itself carries local history: from 1908 to 1939 it held a Japanese tea garden built for sugar-and-transit magnate John D. Spreckels, later replaced in 1956 by the Villa Capri by the Sea motel, whose retro neon signage the new hotel deliberately echoes.

The concept

The Bower is a full rebuild rather than a renovation, and its arrival matters locally as much as its design does: no new hotel had broken ground on Coronado Island in over thirty years, a scarcity driven by the island's tight zoning and limited developable land. Azul Hospitality Group operates the property for developer J Street Hospitality, positioning it as a 39-room luxury boutique alternative to the grande-dame scale of the Hotel del Coronado across the street — small, design-forward, and priced from roughly $579 a night at opening. Design leans on wabi-sabi principles — clean lines, organic materials, an emphasis on imperfection and texture over polish — while working in conscious references to what stood on the site before it: Easter-egg nods to Villa Capri's mid-century signage sit alongside gestures toward the Spreckels tea garden that preceded it. Rooms, several with private lanais, balconies or floor-to-ceiling windows, are furnished with Frette linens, Stearns & Foster beds and Le Labo amenities. There is no pool or spa on site — guests can access those at the Hotel del Coronado — which keeps the footprint compact and puts the emphasis on the rooftop and the rooms themselves.

Dining & wellness

Dive, the rooftop restaurant and bar, is the hotel's centerpiece and Coronado's first venue of its kind, open daily for breakfast, lunch and dinner with panoramic bay and ocean views. Its mid-century California aesthetic, complete with retro neon signage, plays off the Villa Capri references running through the building below. The kitchen focuses on California coastal cuisine built around fresh seafood and locally sourced ingredients. At ground level, a lobby lounge serves coffee, snacks and cocktails, and the hotel supplies complimentary cruiser bikes and beach kits for guests heading to the sand.
