J Street is converting Tower 180, San Diego's former tallest skyscraper and a vacant 1963 bank building on Broadway, into a 560-room dual-branded Hyatt Place and Hyatt House. The place

180 Broadway in downtown San Diego — a 25-story, 346,343-square-foot former office tower a short walk from the Gaslamp Quarter and the city's downtown convention and business core.

The concept

Built in 1963 as the United States National Bank Building — San Diego's tallest building until 1969, known locally as Tower 180 — the tower saw a 2014 lobby, elevator and façade modernization and further 2020 mechanical and façade work before going fully vacant. Developer J Street bought it in December 2023 and announced a roughly $250 million dual-branded Hyatt conversion in June 2025, framed as one of the largest office-to-hospitality conversions in Southern California history; interior demolition and hazardous-material abatement were largely complete by the announcement, and construction was slated to start in early 2026. No independent source as of September 2026 confirms an actual construction start beyond that 2025 announcement, so the timeline should be read as pending rather than confirmed underway. Completion is targeted for the first half of 2028. The finished building will pair a 371-room Hyatt Place with a 189-room Hyatt House sharing a lobby, market and meeting space — a scale and building pedigree (San Diego's former tallest tower) that carries the story more than brand novelty.

Dining & wellness

Plans call for a shared ground-floor reception, lobby lounge and market for both brands, a second-floor breakfast bar and overflow lounge, and over 12,000 square feet of shared meeting and event space on levels 9-10. The signature amenity is Lurline Cocktail Club, a planned rooftop bar and lounge on the 25th floor with floor-to-ceiling glass and 360-degree skyline and ocean views.
