Victory Hotel Tower

A development application lodged in January 2026 proposes a 51-storey, 284-room hotel tower at 127 Edward Street, rising above Brisbane's heritage-listed Victory Hotel pub. The concept

A development application lodged in January 2026 proposes a 51-storey, roughly 206.6-metre hotel tower — designed by Bureau Proberts on behalf of developer Precision Group — containing 284 hotel rooms across 15,998.5 square metres of floor area on a compact 924-square-metre site. The design uses a reverse-podium form, lifting the tower above street level to preserve the visual prominence of the historic Victory Hotel pub and its neighbour rather than replacing them; the pub itself is not touched beyond a separate heritage-conservation approval granted in November 2024. The tower's brick facade and integrated planting are intended to echo the original pub's masonry and give it a subtropical character within the CBD. Planned amenities include a rooftop bar on level 50, a pool deck and day spa on level 38, a gymnasium, function facilities and multiple bars and restaurants; no car or bicycle parking is proposed. Existing Brisbane venue operator Athena Hospitality Group is named as operator, though no international hotel brand affiliation has been confirmed.
