Kimpton Hotel Teneriffe

IHG is bringing Queensland's first Kimpton to Teneriffe, a former wool-store district on the Brisbane River, as the hotel anchor of developer Kokoda Property's Teneriffe Banks precinct. The 155-room hotel is planned with a level-14 signature restaurant, a spa and an infinity pool over the river, with staged delivery targeted from 2028.

The place

17-27 Skyring Terrace in Teneriffe, a former riverside wool-store district a few kilometres northeast of Brisbane's CBD, inside the Teneriffe Banks mixed-use precinct on the Brisbane River.

The concept

IHG signed Queensland's first Kimpton in 2024 with developer Kokoda Property, as the hotel component of a roughly $1.5B riverside precinct then called Skyring Terrace and since renamed Teneriffe Banks. Site settlement completed in July 2025, and Kokoda appointed Sydney-based Versatile Construction as builder in December 2025, with staged delivery across the precinct targeted from 2028. The hotel occupies part of a 1.76-hectare site alongside residential and retail components, trading on Teneriffe's transformation from working riverside wool stores into one of Brisbane's more design-conscious inner suburbs.

Dining & wellness

A 200-plus-seat signature restaurant and bar planned for level 14, a spa, a fitness centre, about 620 square metres of meeting and event space, an open-air Garden Terrace bar with city views, and an infinity pool positioned over the Brisbane River.
