The Ann Savannah, Apartments by Marriott Bonvoy

The Ann Savannah opened February 10, 2025, at 110 Ann Street, converting a 2023-built mass-timber building — used for a year as SCAD student housing — into one of the first Apartments by Marriott Bonvoy properties in the continental US. Sage Hospitality Group manages the 157-unit property for developer Tidal Real Estate Partners.

The place

The property is at 110 Ann Street in Savannah's Historic District, on the northern edge of downtown near the Savannah College of Art and Design's campus buildings and a short walk from the Ships of the Sea Maritime Museum. The location keeps guests inside the historic grid without the River Street tourist density, closer to SCAD's academic core than to the riverfront hotels.

The concept

Tidal Real Estate Partners completed the building in 2023 as Ann Street Lofts, a heavy-timber structure — the first mass-timber project of its scale in the Southeast, built with exposed wood beams, columns and ceilings for structural and sustainability reasons rather than as a design flourish. SCAD leased the building for student housing through mid-2024, after which Tidal and Sage Hospitality Group converted it into The Ann Savannah, opening in February 2025 as one of the first Apartments by Marriott Bonvoy properties in the continental United States. The relaunch is a genuine change of use — student housing to hospitality — rather than a same-flag renovation, and it makes Savannah a proving ground for Marriott's apartment-style brand outside its initial international rollout. Units range from studio suites to four-bedroom lofts, each with a full kitchen, in-unit washer/dryer and separate living space, aimed at longer stays, relocating families and groups rather than the one- or two-night leisure traveler the surrounding historic-district hotels compete for.

Dining & wellness

Little James, a Mediterranean-leaning all-day restaurant, opened in the building in spring 2025 as the property's food and beverage anchor. The Ann also has a fitness center, a garden and a seasonal outdoor pool, but no spa.
