The Ritz-Carlton Savannah, Downtown will turn the historic 'Savannah Skyscraper' — the city's tallest early-20th-century building — into Savannah's first Ritz-Carlton, with 168 rooms, a rooftop pool bar and Martin Brudnizki-designed interiors. Developed by TMGOC Ventures, the hotel is now targeting a second-quarter 2028 opening after breaking ground in April 2026.

The place
On Johnson Square in downtown Savannah, inside the 15-story 'Savannah Skyscraper' — built in 1911 as the Savannah Bank and Trust building and long the city's tallest structure.
The concept
Developed by TMGOC Ventures and operated by Marriott, the project converts the city's historic high-rise into Savannah's first Ritz-Carlton, pairing Martin Brudnizki's interiors with Studio Mc+G's adaptive-reuse architecture and co-locating branded residences within the hotel.
Dining & wellness
A signature restaurant, lobby lounge, rooftop bar and pool, a 5,000-square-foot spa and wellness center, and over 5,000 square feet of meeting space are planned.
