Developed with Pelligra Group, it repurposes over 5,000 square metres of vacant office space rather than adding new construction to the CBD. Expect kitchens and desks over spas and rooftop bars.

The property sits at 80 King William Street, Adelaide's main north-south spine through the CBD, putting it within walking distance of Rundle Mall, Victoria Square and the tram line — a straightforwardly central commercial address rather than a leisure one.

The concept

This is one of Veriu Group's first office-to-hotel conversions, turning more than 5,000 square metres of vacant commercial floors into a 111-key property of studios, interconnecting studios and one-bedroom suites, each fitted with a kitchen and a desk. It marks Veriu's first foothold in South Australia. This is an apartment-hotel format aimed squarely at longer stays and business travellers rather than a conventional full-service hotel — closer in spirit to serviced apartments than to a resort or lifestyle property.

Dining & wellness

As a self-catering, extended-stay format, Veriu Adelaide is not expected to carry a full restaurant or spa program in the mould of a traditional hotel; in-room kitchens are the model's core amenity, and any communal or ground-floor F&B offering has not been detailed in announcements to date.
