InterContinental Barossa Resort & Spa

InterContinental Barossa Resort & Spa will be the first internationally branded luxury hotel in the Barossa, South Australia's best-known wine region. The developer, Strategic Alliance and Commercial Pty Ltd, received planning approval from the state's Minister for Planning on 6 May 2026, and the opening is targeted for 2028. IHG's Managing Director for Australasia and Pacific, Matt Tripolone, put it plainly when the signing was announced: for the first time, the Barossa will have a globally branded luxury hotel.

The place

The site is on Hoffnungsthal Road at Williamstown, in the southern part of the Barossa Valley. The approved scheme combines the hotel with a winery, so guests would stay on a working wine estate rather than in a town centre.

Every room is planned with a view over vineyards and the surrounding landscape. The resort also lists scenic walking trails among its amenities, which suggests a property meant to be used on foot as well as by car.

The concept

The project was declared a Major Project on 8 August 2024, which put it through South Australia's most demanding assessment track, Impact Assessed Development. An Environmental Impact Statement was prepared and opened to the community, government agencies and the council. Landscape and character, traffic, bushfire risk, infrastructure and design were the issues examined, with assessment requirements set by the independent State Planning Commission.

The approval covers up to 150 hotel rooms, a restaurant, and premium function and conference facilities. The state government estimates the development would generate between 70 and 100 million Australian dollars a year in economic benefits for the region once operating.

IHG describes the amenities as a Club InterContinental lounge, a swimming pool, a full-service spa, a fitness centre and meeting space for corporate and social events. The brand sits in IHG's luxury and lifestyle portfolio, and the group presents the resort as aimed at wine enthusiasts, food-focused travellers and luxury guests.

Dining & wellness

The signature restaurant is planned at 130 seats and will serve contemporary Australian cuisine. A lounge bar and an outdoor garden terrace complete the food and drink offer. The winery attached to the scheme is the other obvious draw for visitors, though its production and tasting arrangements have not been detailed. No chef has been named.
