Condado's newest hotel opened in December 2025 with just ten suites, the result of a $7 million renovation by two entrepreneurs new to hospitality. Every unit comes with a kitchenette, and the building's rooftop is its only real public space.

The place

The hotel sits in Condado, San Juan's dense beachfront district, within walking distance of Condado Beach and the neighborhood's restaurants and shops.

The concept

Esteve and López-Lay, both coming from careers in the automotive industry rather than hospitality, spent $7 million converting a four-story building into a ten-suite property with Studio, Deluxe, Junior Suite and two-bedroom configurations. Interiors lean on warm neutral tones and functional layouts, with kitchenettes in every unit and artwork by Puerto Rican artists including Rogative, Bernardo Medina, Cundo Bermúdez and Julián Ruiz throughout the public spaces. The hotel opened with a six-person staff as the founders' first hospitality venture.

Dining & wellness

There is no on-site restaurant; every suite has a kitchenette with a microwave, refrigerator and Nespresso machine, and the hotel has arranged partnerships with nearby restaurants for guests. A rooftop lounge and open-air terrace, with capacity for about 40 people, doubles as an event and gathering space.
