The concept Esteve and López-Lay, both coming from careers in the automotive industry rather than hospitality, spent $7 million converting a four-story building into a ten-suite property with Studio, Deluxe, Junior Suite and two-bedroom configurations. Interiors lean on warm neutral tones and functional layouts, with kitchenettes in every unit and artwork by Puerto Rican artists including Rogative, Bernardo Medina, Cundo Bermúdez and Julián Ruiz throughout the public spaces. The hotel opened with a six-person staff as the founders' first hospitality venture.
Dining & wellness There is no on-site restaurant; every suite has a kitchenette with a microwave, refrigerator and Nespresso machine, and the hotel has arranged partnerships with nearby restaurants for guests. A rooftop lounge and open-air terrace, with capacity for about 40 people, doubles as an event and gathering space.
Our take Ten suites and a kitchenette-first layout make this a play for longer stays rather than a lobby-bar scene, and the numbers back that up: no restaurant, no spa, just a small staff and a beach a few blocks away. It reads as a credible alternative to Condado's larger resorts for guests who'd rather cook a breakfast than order one.

I can't speak highly enough about this hotel and staff. They were so accommodating and made us feel so welcomed. The rooms were spotless and well appointed. The staff was available 24/7. We stayed in 3 rooms with our family of young adults and can't wait to return. Thank you Saul and team!
My husband and I stayed here for a week on our honeymoon. This was easily the best stay we have ever experienced. The cleanliness was top tier, never once did the towels, bed sheets, shower, floors etc feel gross/questionable. The rooms are beautiful and stocked with everything you need for a nice stay. The robes, Nespresso machine, and large open shower make your stay feel luxurious. This place feels like home, from the aesthetic decor, spacious rooms, to hands-down the most friendly, outgoing, accommodating, and amazing staff. The private parking was an exceptional bonus that we have never experienced at any other hotel. They met us at our car, opened our doors, and helped with our luggage. We were surprised with rose petals, champagne, and beautifully arranged towels in our room. Each morning they greeted us, talked to us about our activities planned for the day, and gave us amazing recommendations; from popular tourist attractions to local hidden gems! They always made sure we had enough water bottles to stay hydrated in the summer heat and stocked us with plenty of beach towels! The breakfast was a nice spread of breads (bagels/waffles/english muffins/croissants/french bread), fresh fruit, cereals, light meats and cheeses, coffee, juice. This was perfect for us and was always prepared right at 6:30, ready to go. You could leave your dishes wherever you ate and the staff would come clean it up for you. The grounds/plants were beautifully kept and were tended to every day. This hotel is located in walking distance to the beach, numerous restaurants, and shops. We never felt unsafe in this area. The weight room was stocked with very nice, brand new equipment that allowed you to have a nice workout! The room lead to an open terrace that had turf where you could lounge or workout outside. We absolutely LOVED our time here and would stay here again for our next trip. This is a smaller hotel, but it is big on ensuring guests have nothing but the best. We will always give Magdalena 1163 a high rating and encourage families, solo-travelers, honeymooners, and anyone in-between to stay here. THANK YOU MAGDALENA 1163 for making our trip amazing!
I had the pleasure to stay at Magdalena 1163 recently. I had a wonderful stay and can’t say enough good things about this property. The hotel was exceptionally clean, and it was clear that a lot of care and attention to detail goes into maintaining the space. The location was perfect—convenient, accessible, and ideal for getting around. Most impressive, though, was the staff. Everyone was attentive, personable, and genuinely cordial, always willing to help with a smile and make sure my stay was comfortable. Their hospitality truly elevated the entire experience. I recently booked a stay at the Magdalena 1163 Hotel for my manager who had a business trip in San Juan. Prior to making the reservation, we needed to confirm ADA accessibility with the hotel. The hotel manager, Saul Cruz, went above and beyond to provide videos & photos of the ramp and ADA room. Booking the reservation through Saul was easy and communication via email and text were consistent. When my manager returned from her trip, she had nothing but great things to say about the service and amenities at this lovely boutique hotel. Magdalena 1163 is a great hotel and their service is impeccable. Highly recommend!
As someone who is very intentional about where I stay while traveling, Magdalena 1163 was an excellent choice. The property was impeccably clean, well maintained, and offered secured access, which added an extra layer of comfort and peace of mind. The staff was warm, attentive, and genuinely welcoming throughout my stay.
One of the standout features is the location. Magdalena 1163 is perfectly situated in the heart of everything—about 10 minutes from the airport, 5 minutes from La Placita, steps away from 24-hour convenience stores, pharmacies, liquor stores, and popular food spots, with the beach only 2 blocks away.
For anyone visiting Puerto Rico and looking for a stay that feels clean, secure, convenient, and elevated, I would absolutely recommend Magdalena 1163.
