The place

Moncayo is on Puerto Rico's east coast, between El Yunque National Forest and Puerto del Rey, which its promoters call the largest marina in the Caribbean. The press materials place the project in Fajardo. Ceiba Airport is about 15 minutes away; the sources do not give a distance to San Juan's main airport.

The views reach Isla de Ramos, Vieques and Culebra. Day trips by boat to the Spanish, US and British Virgin Islands are among the activities listed.

The concept

Moncayo is a 1,100-acre private community, not just a hotel. Juniper Capital and Capital United lead it, with the investors Jose E. Feliciano and Kwanza Jones. Auberge Resorts Collection was chosen to manage the resort, announced in December 2024 for a 2027 opening. Crain's reported plans for about 400 residences priced from $3 million, and the Robb Report described a launch early next year without a clear date, so that timing may predate the 2027 target.

The hotel itself is small. There are 68 suites, one or two bedrooms each, with private gardens, water features, plunge pools, decks and cabanas. Fifteen free-standing oceanfront villas, with three or four bedrooms over two levels, add infinity and spa pools and indoor and outdoor kitchens; owners can place a villa in the resort's rental program. Studio Paolo Ferrari designed the resort, and Hart Howerton the community.

The branded residences come with their own clubhouse and fitness area. The wider community plans a village center with restaurants and a market, a 100-acre organic farm meant to supply it, a 400-acre nature reserve beside the golf course, a K-12 international school and medical and wellness centers. Resort guests would get privileged access to these amenities. The Moncayo Ocean Club is open to owners.

The resort is also described with a destination Auberge spa that draws on the island's plants and on Taino healing traditions, and oversized natural-edge pools that step down toward the beach. These are the developer's descriptions of a plan, not observed features.

Dining & wellness

The plan lists a range of hilltop restaurants, a signature rooftop bar and casual waterside eateries and lounges that would host pop-ups and live entertainment. The number of venues, the chefs and the concepts have not been announced.
