The place

299 E. Sixth St., in the heart of downtown Cincinnati's business district, a block from Fountain Square — a location dense with office-to-hotel conversions but until now without a Hilton Garden Inn of its own.

The concept

The project converts the Duttenhofer Building, also known as the Sycamore Building, a former Procter & Gamble office tower that had sat vacant and unsuccessfully marketed for sale for years. Cincinnati-based Keystone Hotel Group (principal Subhas Patel) and Sun Cos. are behind the $31.8 million conversion, which was awarded $3.15 million in Ohio historic tax credits in June 2025; Stonehenge Building Group is the general contractor. It is a first-time hotel conversion of the building, not a rebrand of an existing property, and will operate as a standard Hilton Garden Inn rather than one of Hilton's boutique or lifestyle brands — a business/select-service play on downtown's office-conversion wave rather than a design statement.

Dining & wellness

Plans call for a ground-floor restaurant and meeting-room space as part of the conversion, but no operator, chef, or amenity details (pool, bar, spa) have been announced.
