Hilton Adelaide East End

Hilton's return to Adelaide comes as a 27-storey flagship on a former blood-donor centre site, with a 2031 opening that gives this one an unusually long runway.

Hilton is planting a new flagship in Adelaide's East End, a 27-storey, 251-room tower developed by Auriga Investments and operated by Trilogy Hotels. It replaces a former Red Cross office building as part of the broader Arcadia precinct and marks Hilton's re-entry to South Australia after its long-standing Victoria Square hotel rebrands to Amora. With an opening pegged for 2031, this is a long-range bet rather than a near-term arrival.

The place

The tower will rise at 299 Pirie Street in Adelaide's East End, a little over a kilometre from Rundle Mall, with a tram stop roughly 700 metres away — a CBD-edge site rather than the historic Victoria Square heart of the city.

The concept

This is a new-build 27-storey tower on the site of a former Red Cross blood donor centre and office building, never previously a hotel, forming part of Arcadia, a mixed-use precinct billed to revitalise Adelaide's eastern CBD. Rooms are planned to range widely in size, from 31 to 140 square metres. The project is a genuine re-entry for the Hilton brand into South Australia: Hilton's long-running Adelaide property on Victoria Square, operating for more than 40 years, is being rebranded to Amora Adelaide around mid-2026 and is a separate, unrelated asset — not to be confused with this new-build flagship, which will be Hilton's only branded hotel in the city once it opens.

Dining & wellness

Announced plans include multiple food-and-beverage venues, a recreation deck, roughly 303 square metres of meeting space, a fitness centre and a pool — a fairly standard flagship amenity set, though specifics on restaurant concepts have not been released this early in the project.
