The Garden District Hotel reopened in June 2025 at 1525 Prytania Street, in the building that had operated as the Prytania Park Hotel. Dreamscape Hospitality, a Dallas management company, runs it with 47 rooms, a heated saltwater pool and what it calls the city's only swim-up bar. The renovation was extensive. Of the original building, only some spiral staircases in the two-level suites remain.

The place
The hotel is in the Garden District, near the arts scene, local shops, the riverfront and the St. Charles Avenue streetcar line. The Blackbird Hotel, another Dreamscape property that opened in late 2024, is one block away.
The two share an area general manager, Ceptember Evans.
The concept
The Prytania Park Hotel was a boutique property that belonged to a small collection of three hotels in the Garden District. An earlier guide listing counted 62 units and said part of the building dated from the 1840s. Today it has 47 rooms.
The New Orleans firm Jeannine Jacob Interiors redid the interiors. Carpet tile gave way to herringbone wood floors, and the bathrooms were rebuilt in marble. Rooms have Egyptian cotton linens and drip coffee.
Two room types are worth knowing about. The District Suite spreads over two levels, with vaulted ceilings and a loft living room. The Deluxe Loft Queen has a private balcony over oak-lined streets and old houses.
Dreamscape manages 24 properties in the United States under brands such as Hilton, Hyatt and Extended Stay, and The Garden District Hotel is one of its independent properties.
Dining & wellness
The pool is heated and saltwater, with a swim-up bar that serves cocktails and bites. Day passes are available. Lawn games and recurring events take place around it.
The Garden Bar sits near the lobby, with exposed brick, tropical wallcoverings and a wine list alongside its botanical cocktails. In the evening it turns into a lounge with quiet corners.
There is weekly poolside yoga, with seasonal movement sessions in the courtyard, and a fitness center with cardio equipment, free weights and strength machines. No restaurant is listed.
