The place
The hotel sits on St Kilda Road, the boulevard linking Melbourne's CBD to Albert Park and the bayside suburbs, within the Carter Building, a mixed-use tower developed by Orchard Piper and The Carter Group. The address places guests near the Arts Precinct and the Royal Botanic Gardens, in a stretch of the city known for corporate and medical towers rather than luxury hospitality.
The concept
COMO The Carter is COMO Hotels and Resorts' second Australian property, after COMO The Treasury in Perth's restored State Buildings (opened 2015), and its first on the east coast. Rather than a standalone building, it forms the base of a mixed-use tower: COMO occupies the first nine of the building's levels, with 54 private residences above. Kerry Hill Architects, the Singapore-based practice also responsible for COMO The Treasury and Aman Tokyo, designed the building with a bluestone facade referencing Melbourne's 19th-century civic architecture. Construction began in August 2025, with COMO and its development partners targeting an early-2028 opening.
Dining & wellness
The hotel is built around an entire floor dedicated to COMO Shambhala, the brand's wellness programme, including thermal treatment rooms and a 20-metre indoor lap pool, alongside a separate fitness centre and function room. A restaurant, café and bar open to hotel guests, residents and the public are planned, though menus, chefs and operating names have not yet been announced.
