Hannah St Hotel, the newest Collection by TFE Hotels property, opened quietly in Melbourne's Southbank in December 2025 after slipping past its original mid-2025 target. Built into the podium of the new Queensbridge Building for $150 million by developer Time & Place, the 188-room hotel was designed by Flack Studio and centers on a 25-metre glass-roofed pool and a Mulberry Group dining program led by an all-day European bistro.

The place

The hotel occupies the lower levels of the Queensbridge Building at 19 Walker Street, a 62-to-65-storey residential tower (reports vary on the exact storey count) in Southbank, directly across the Yarra from Crown Melbourne and within the city's $1.7 billion Arts Precinct redevelopment zone. The site sits a short walk from Southbank Promenade, the Melbourne Convention and Exhibition Centre, and the CBD across Queens Bridge, giving the hotel a foothold in a precinct still establishing its own identity rather than trading on an existing luxury strip.

The concept

Hannah St Hotel is the newest addition to Collection by TFE Hotels, the group's upper-tier, design-forward label, and its most ambitious project under that name to date. The $150 million hotel was built into the podium of the Queensbridge Building — a genuinely new residential tower rather than a converted structure — through a partnership between developer Time & Place, financier MaxCap Group, builder Hickory and operator TFE Hotels. Named for Patrick Hannah, a 19th-century engineer and shipbuilder associated with the area, the 188-room hotel spans ten levels and was designed by Melbourne's Flack Studio, whose founder David Flack has described the result as 'part grand hotel, part underground bar, part cultural clubhouse' — an intentionally layered, French- and Italian-inflected interior language rather than a single clean concept. The hotel positions itself around Melbourne's creative and hospitality culture more than around Southbank's convention-and-casino reputation, pitching to design-conscious leisure travelers, event-goers attending shows at the neighboring Arts Precinct, and business travelers who want a neighborhood feel inside a large mixed-use tower. TFE's own messaging frames it as filling a gap between the brand's more corporate-facing properties and Melbourne's independent boutique scene, with co-working spaces and a dedicated podcast room aimed at longer, work-adjacent stays.

Dining & wellness

Food and beverage is run by The Mulberry Group across several distinct outlets: Coupette Corner Bistro & Bar, an all-day European bistro; Hannah St Coffee, a small specialty espresso bar serving Square One Coffee; Bar Hannah and the Carriage Lounge in the lobby; and The Terrace Lounge, a rooftop bar. Wellness facilities are grouped in a glass-roofed 'Clubhouse' housing a 25-metre black-and-white-tiled indoor pool, sauna, steam room, gym and an outdoor terrace with loungers and banquettes.
