The project is billed in local press as San Francisco's first five-star hotel in three decades, but as of the latest reporting it has no operator, no secured construction financing, and no groundbreaking date, with completion informally targeted for 2030.

The place
The site sits at 530 Sansome Street, on the edge of Jackson Square in San Francisco's Financial District, a block from the Transamerica Pyramid. The neighborhood mixes the city's oldest surviving 19th-century commercial buildings with a run of postwar and contemporary office towers, and has drawn a cluster of design showrooms and law and finance tenants rather than the hospitality density found around Union Square. A five-star hotel here would be a new proposition for the immediate area rather than an addition to an existing luxury cluster.
The concept
Designed by Skidmore, Owings & Merrill, the 574-foot, 41-story tower stacks a 200-room hotel across floors four through 15 beneath 342,000 square feet of office space on the floors above, with retail and restaurant space at grade and a rebuilt Fire Station No. 13 folded into the base as a condition of city approval. The San Francisco Board of Supervisors approved the combined office-hotel entitlement in 2025, and Related California brought in McCourt Partners as a joint-venture equity partner in April 2026 to help fund the project. Press coverage has described the hotel component as the city's first genuinely five-star property in roughly three decades, but that positioning currently rests on the developers' own framing rather than on a signed management agreement. No hotel brand or operator has been named, financing for construction has not been fully secured, and the developers have said only that groundbreaking could come "as early as" 2026 without committing to a date.
Dining & wellness
Plans call for a restaurant and meeting-room space within the hotel podium, consistent with the 7,400 square feet of retail and restaurant area described in the approved entitlement, but no chef, restaurant concept, bar program, or spa has been announced.
