The place

The project sits at 570 Market Street in San Francisco's Financial District, a narrow downtown lot a short walk from Montgomery Street BART/Muni station. The site currently holds two vacant two-story-over-basement buildings slated for demolition; the approved tower would front Market Street with ground-floor and mezzanine retail and front Sutter Street with the hotel entrance, immediately adjacent to the historic Chancery Building at 564 Market.

The concept

The approved design, by Danny Forster & Architecture, calls for a 29-story, roughly 300-foot tower totaling about 156,000 square feet: some 3,400 square feet of ground-floor and mezzanine retail along Market Street, and an approximately 123,000-square-foot, 211-room hotel component addressed to Sutter Street. Planning documents describe a slender, view-oriented footprint typical of the block's narrow downtown lots, with no confirmed room mix, amenity program, or interior design team announced at this stage. The project has a long and interrupted history. First proposed in 2019 under earlier ownership, it stalled through the pandemic-era collapse of San Francisco hotel demand and sat largely dormant for several years before returning to the Planning Commission, which granted downtown project authorization in September 2025. Two adjacent property owners, including the owner of the neighboring Chancery Building, appealed that authorization on preservation and curb-use grounds; the Board of Appeals denied both appeals in a 3-0 vote on December 17, 2025, upholding the commission's approval.

No food-and-beverage program has been announced. With no hotel brand or operator yet attached to the project and construction not underway, any restaurant, bar, or rooftop concept remains undefined.
