Renaissance Philadelphia Downtown Hotel debuted on June 28, 2018, the final stage of a conversion that began when Buccini/Pollin Group bought the Omni Hotel at Independence Park in 2015. Renamed The Franklin Hotel at Independence Park during renovation, the 152-room property emerged as a Marriott Renaissance on Chestnut Street — a genuine rebrand rather than a simple flag change.

The place

At 401 Chestnut Street in Old City, the hotel sits one block from Independence National Historical Park — the Liberty Bell and Independence Hall are a short walk away, placing it inside Philadelphia's most tourist-dense historic quarter rather than the Center City business core.

The concept

Buccini/Pollin Group acquired the 13-floor former Omni Hotel at Independence Park in 2015 and ran it briefly as The Franklin Hotel at Independence Park while a multi-million-dollar renovation proceeded, before completing the brand conversion to Renaissance on June 28, 2018 — a genuine two-step rebrand rather than a simple flag change. Designer Campion Platt reworked all 152 guestrooms with contemporary finishes and added pop-art-style portraits of notable Philadelphians, aiming the property at Renaissance's design-forward, independent-minded positioning rather than the more corporate Omni identity it replaced.

Dining & wellness

Current dining includes First Daughter's Oyster & Co. and Franklin Social, a craft-beer and globally sourced wine lounge, which have succeeded the bistro and whisky bar that opened alongside the 2018 rebrand.
