Everest Place, a 220-acre mixed-use development on the W192 tourism corridor in Kissimmee, Osceola County, within the wider Orlando metro area.

The concept

Lion Star Hospitality, Everest Place and Paramount announced the project in May 2024; developer Teramir Group received its building permit in July 2025, clearing the way for vertical construction. The resort occupies 543,000 square feet across two towers, split between 211 hotel guest rooms and 181 condo units sold to buyers as studios, one-bedrooms with a bunk room and two-bedrooms with a bunk room, the largest sleeping up to twelve. It is the second Nickelodeon-branded resort operated under Lion Star's Karisma licence after Nickelodeon Hotels & Resorts Riviera Maya, and the format carries over: themed accommodation, character interactions built around SpongeBob SquarePants, PAW Patrol, Dora and Teenage Mutant Ninja Turtles, and the brand's signature slime experiences.

Dining & wellness

The announced line-up includes Le Spatula, a SpongeBob-themed restaurant, and Mikey's Pizzeria, themed to Teenage Mutant Ninja Turtles, alongside cafés and retail. The Aqua Nick water park anchors the resort's outdoor attractions; Club Nick handles supervised children's activities and the Snick Lounge adds games, sports screens and live music. No detailed spa or adult-only wellness offer has been announced.

June 2, 2026: Nickelodeon Hotels & Resorts Orlando has still not broken ground as of mid-2026: developer Teramir Group only recently secured its building permit and, per an update to a NickALive report, 'hopes to break ground' in July 2026, with roughly 1,000 foundation pilings still to be drilled before vertical construction can start. Coverage of the project's own website now cites an opening of 2028, a roughly two-year slip from the original 2026 target announced in 2024.

We booked a 1 bedroom suite with bunk beds. The room was clean, comfortable and spacious with a small coffee maker, small mini fridge and a microwave. The bunk beds are in a separate room from the living room but do not include a door, the main bedroom was comfortable to sleep in. The restaurants are all the in main lobby which looks like a mall, 2 of the fast food options were not available. There are 2 game rooms but I didn't see anywhere to redeem prizes. I have 3 star for service due to a few . upon check in the staff member seemed stressed out, not mean but definitely not happy. We attempted to use the text option to speak with the front desk since that was offered and didn't receive any reply back twice. It took multiple calls to reach the front desk but we did get an extended check out by 1 hour (11am) which was nice. The pools are nice and appear new. There in 2 separate areas on either side of the main lobby. The one with the kiddie section did seem a little dirty from foot traffic bear the pools but the pools were ok when we arrived at the end of the day. The next day we spent at the surfing area and bigger water slides. This area seemed cleaner and i did see staff cleaning the floors multiple times. The surfing and slides were really fun and the kids really enjoyed it. The drinks in that area were good and around the same price as every other resort I've stayed in.

First off, we completely understand that check-in isn’t until 4:00 PM. However, we pre- checked in around 11:30 AM and were given access to the resort amenities while we waited, which we appreciated. We started by going to the pool, but there were no towels available. Shortly after, the pool closed due to the weather, so we decided to take the kids to the arcade instead. Unfortunately, several of the arcade games were taking our credits without allowing us to actually play. We ended up losing about 60 credits because of this. At 4:00 PM, we went to check if our rooms were ready and were told they were not and that it would be another hour. We had booked three rooms and requested that they be located next to one another. By 5:30 PM, our rooms still weren’t ready, and we were asked if we would mind if the rooms weren’t next to each other. At that point, we were tired of waiting and told them it didn’t matter anymore—we just wanted to get into our rooms. One of our rooms ended up being on the complete opposite side of the resort from the other two. That room had a kitchen, but the stovetop did not work. The other two rooms weren’t available until after 6:00 PM. The kids had wanted to watch the 6:00 PM movie at the resort’s movie theater, but they weren’t able to because we were still dealing with trying to get into our rooms. One of the water parks also closed at 6:00 PM, so by the time we finally got settled, we had already missed out on several of the amenities we were supposed to be able to enjoy. There were also maintenance issues with the rooms. The floorboards were coming up in all three rooms, and the TV in the bunk room was not working properly. On top of the cost of the three rooms, we were required to pay a resort fee as well as a daily parking fee, which added another $94 to our stay per room. Considering the additional fees, the delayed check-in, the maintenance issues, and the amenities we either couldn’t use or had problems with, the experience was extremely disappointing. Then, on the morning of checkout, we started packing around 9:00 AM and took one load of our belongings to the car. Before we even made it downstairs, housekeeping was already inside our room cleaning it. We had not checked out, it wasn’t even checkout time yet, and we still had belongings in the room. Overall, this was a very frustrating experience. We understand that things like weather are completely outside of the resort’s control, and we also understand that check-in officially begins at 4:00 PM. However, having to wait until after 6:00 PM for two of our three rooms, having our group separated across the resort, dealing with multiple maintenance and amenity issues, and then having housekeeping enter our room before we had even checked out made the stay far from what we expected, especially considering what we paid. Also was told at check-in the manager would give us a call about our delayed check-in to give a credit we received no call from management. At check-out the guest services was hassling is on a credit we asked to speak with a manager he said I’ll see if she’s available. We did get a credit but the situation was frustrating customer service seemed as if they really did not care about our disappointing experience. After management came we did get a credit but will not be back. This stay was for my daughter’s birthday and ended up being a very frustrating and hectic experience.

We had an absolutely wonderful stay. The resort was very clean with lots of amenities from ice cream shop to game rooms to a canteen shop pizza Mexican you name it they have it! Very spacious rooms are clean! Habiba at the breakfast restaurant was amazing! Her energy is incredibly welcoming, and she gave us some good suggestions on how to spend our day! A lot of options for the breakfast and everything was hot and fresh! 10/10 would stay here again Karima at the ice shop was just so friendly and amazing, very welcoming and overall a joy to talk to :) everyone here is amazing and would 100% stay here again ♥️

The rooms are average, and the second room is quite small and doesn’t have a door, but it still worked well for our family. They provide two complimentary drink coupons, which was a nice touch. The can only be used on basic drinks, but free drinks are always appreciated! The water parks were fantastic. Having two water parks right on the property was a huge plus, and both were just a short walk away. There are also plenty of food options on-site if you don’t feel like leaving the resort. The staff was absolutely incredible. A special shoutout to the two young men who provide training on the FlowRider—they were spectacular and truly helped make our experience even more enjoyable. Overall, we had a great time and would definitely recommend this resort to others.

I’m giving this resort 2 stars, and that’s only because the room itself was clean. We booked this stay for 5 guests (2 adults and 3 children), but somehow the reservation only reflected 2 adults. Because of that, we were only provided enough towels for 3 people. We requested additional towels the following day, yet it still seemed like the resort only recognized 3 guests. The biggest reason we chose this resort was for the water park, only to find out it was closed the entire weekend. This was never disclosed before booking. Had we known one of the resort’s main attractions would be unavailable, we would have booked somewhere else. That lack of transparency was extremely disappointing. To make matters worse, we were told at check-in that the food locations would be open until 10:00 or 11:00 p.m., but by 9:30 p.m. everything was already closed or in the process of closing. We relied on the information we were given and ended up with very limited dining options. Parking was another major issue. We paid nearly $100 for parking for just 3 nights, yet finding a parking spot was a nightmare. If you left the resort in the evening, good luck finding a space when you returned. Charging guests that much for parking without ensuring adequate availability is unacceptable. Overall, this stay did not live up to what was advertised or what we paid for. Between the closed water park, the incorrect guest count, the lack of towels, misleading information about dining hours, and the overpriced, inadequate parking, this was a very disappointing experience.
