The Delaney Hotel

The Delaney Hotel is a 54-room independent boutique hotel that had a soft opening in August 2019 in Orlando's South Downtown district, directly across from Orlando Health. Developed by a local physician-led partnership rather than a hotel group, it pairs tech-forward rooms with Delaney's Tavern, its on-site restaurant and bar.

The place

The Delaney Hotel sits at 1315 S. Orange Avenue in Orlando's South Downtown (SoDo) district, directly across the street from the Orlando Health Downtown Campus. The location trades the theme-park corridor for a genuine city neighborhood, putting guests within a short drive of Church Street Station and downtown's arena and performing-arts venues while serving hospital visitors and medical staff as a steady base of demand.

The concept

Developed by Orlando-based 1405 South Orlando Partnership LLP — led by local physicians Dr. Tom Winters and Dr. Rebecca Moroose, with hospitality operator Greg Allowe overseeing operations — the project was announced in 2016 and had a soft opening in August 2019 after a longer-than-planned construction timeline. The independent, 54-room boutique hotel was built around tech-forward rooms (in-room tablets, mobile keys, room automation, 55-inch smart TVs) rather than a historic-building conversion, aimed at both hospital-adjacent business travelers and leisure guests looking for an alternative to Orlando's theme-park hotel stock.

Dining & wellness

Delaney's Tavern, the hotel's on-site restaurant and bar, serves New American small plates and shareable fare alongside a microbrew-focused drink list. The hotel also offers a fitness center, business center and complimentary EV charging (Tesla and universal connectors).
