The place
The plot sits on the corner of Clyde Street and Maxwell Street, on the north bank of the River Clyde in Glasgow city centre, a short walk from Glasgow Central Station. It occupies the former site of Typographical House, cleared under planning permission first granted in 2015 and amended in 2018. The immediate surroundings are part of a broader Clydeside regeneration push, though the adjacent former Virgin Hotels Glasgow tower next door — sold on in January 2025 after its own operator collapsed — underlines how uneven that push has been.
The concept
Motto by Hilton is the group's compact, design-led urban brand, built around efficient guest rooms and active ground-floor social spaces aimed at travellers who prioritise location and design over room size. The Glasgow property was announced in December 2022 as the brand's UK debut, following its first European opening in Rotterdam, and was positioned as a flagship for the corner site: a riverside tower with interiors drawing on Art Nouveau references and designs inspired by Charles Rennie Mackintosh, Glasgow's best-known architect and designer. None of that design brief has been tested against a built structure. Beyond the original 2022–2023 press materials, no updated renders, contractor announcements, or construction milestones have been published, and the site itself shows no sign the tower described in those materials is underway.
Dining & wellness
No specific food-and-beverage concept, operator, or named chef has been announced. Hilton's original brand materials describe generic 'locally inspired' food and drink options typical of the Motto format, but nothing has been confirmed for the Glasgow property specifically, and with construction stalled there is nothing to update.
