Bally's Las Vegas

Bally's Corporation wants to replace the demolished Tropicana with a $3 billion integrated resort sharing a 35-acre Strip campus with the Las Vegas Athletics' new ballpark. Nearly a year after the September 2025 unveiling, only the shared infrastructure — not the hotel towers — has advanced through county permitting, and Bally's has confirmed the resort will not open alongside the stadium's early-2028 debut.

The place

The 35-acre site on the Las Vegas Strip is the former home of the Tropicana Las Vegas, which Bally's Corporation acquired in 2022 and demolished in October 2024. The company is developing the parcel jointly with Major League Baseball's Las Vegas Athletics, whose $2 billion ballpark — reported on budget and on schedule for an early-2028 opening as of mid-2026 construction updates — occupies roughly nine of the site's acres. Bally's controls the remainder for its own hotel, casino and retail program, positioned between the ballpark and Las Vegas Boulevard.

The concept

Unveiled in September 2025 with JLL and Marnell Architecture, Bally's Las Vegas is planned as a two-tower, 3,000-room integrated resort built around a casino, a 2,500-seat entertainment venue and more than 500,000 square feet of retail and dining space encircling the Athletics' stadium. Bally's has cited roughly $3 billion for the resort itself, while county filings put the full four-phase mixed-use build-out, including shared stadium infrastructure, at approximately $1.19 billion. Progress since the unveiling has been concentrated in permitting and shared infrastructure rather than the hotel towers. Phase 1 — the utility plant, a parking garage and a multilevel plaza serving both the ballpark and the resort — won a recommendation from the Paradise Town Advisory Board in 2026 ahead of a Clark County Commission vote, and Bally's has said it is close to securing the funding needed to build it. The hotel-and-casino component has moved more slowly: the project still awaits FAA clearance on tower heights, permit schedules point to a 2028-or-later construction start for the towers themselves, and analysts have publicly questioned whether Bally's will build the resort with its own capital or bring in a partner. The Athletics, for their part, are reportedly planning a contingency to open the ballpark in 2028 without any phase of the Bally's project complete.

Dining & wellness

No dining concepts, operators or outlet count have been disclosed. The September 2025 announcement described more than 500,000 square feet of combined retail, dining and entertainment space plus a 2,500-seat venue, and Bally's has said it is in active discussions with potential restaurant and retail tenants, but no signed partners had been named as of mid-2026.
