Mortenson broke ground June 15, 2026 on a dual-branded, 18-story AC Hotel and Residence Inn adjacent to the Las Vegas Convention Center, its first project as owner-developer in the city. The 397-room building — 237 AC Hotel rooms and 160 Residence Inn suites — is targeted to open in Summer 2028, designed by PK Architects with interiors by Wild Muse Interiors.

The place

The 233,330-square-foot development sits adjacent to the Las Vegas Convention Center, positioned to serve convention attendees, business travelers and long-stay guests along the Convention Center corridor.

The concept

Mortenson Development closed construction financing and broke ground on June 15, 2026 on this dual-branded, 18-story tower — the company's first project as owner-developer in Las Vegas, with Mortenson also serving as general contractor. PK Architects of Tempe, Arizona designed the building, with interiors by Denver-based Wild Muse Interiors. The 397 rooms split into 237 AC Hotel rooms and 160 Residence Inn suites, sharing a single roof but distinct arrival and amenity experiences: a dedicated Residence Inn lounge with complimentary breakfast on one side, an AC Hotel lounge and rooftop pool deck with Las Vegas skyline views on the other, alongside shared flexible meeting and event space, a fitness center, and a coffee bar and retail market.

Dining & wellness

A coffee bar and retail market, a Residence Inn breakfast lounge, and a rooftop pool deck with a patio, bar and AC Hotel lounge are planned; no standalone restaurant has been announced.
