New hotels in Downtown Atlanta

Downtown Atlanta is the stadium, aquarium and convention district around Centennial Olympic Park, plus the older government core to the south. Six hotels we track are open, from a 1906 skyscraper to a 42-story Signia, and Virgin Hotels Atlanta is due in 2027.

Coming soon in Downtown Atlanta

Downtown Atlanta is two districts that happen to share a name. The northwest half, around Centennial Olympic Park, is a leisure-and-events zone: Mercedes-Benz Stadium, State Farm Arena, the Georgia World Congress Center, the Georgia Aquarium. The southeast half, around Five Points and the Georgia State Capitol, is the city's original business and government core, with older towers, office lobbies and far fewer visitors. Most of the recent hotel money has gone to the first half, and the exceptions are what make the second half interesting.

We track seven hotels here. Six are open: a 1906 skyscraper reborn as a Curio Collection hotel, a 976-room convention tower, a former W reflagged as a JW Marriott, a 1950s office block turned boutique hotel, and two new towers on the park side. The seventh, Virgin Hotels Atlanta, is planned for 2027.

Reading the map

The anchor is Centennial Olympic Park, laid out for the 1996 Games and ringed today by the aquarium, the National Center for Civil and Human Rights, the College Football Hall of Fame and the CNN Center complex. Mercedes-Benz Stadium and State Farm Arena sit to its west, and the Georgia World Congress Center runs beside them.

Peachtree Street is the spine on the other side. Follow it south and you reach Five Points, where MARTA's north-south and east-west lines cross, then the Capitol and Underground Atlanta. Follow it north and you are in Midtown within about 20 minutes on foot. The Atlanta Streetcar loops from the park area east toward Sweet Auburn, which makes it the easiest way to reach the Martin Luther King Jr. National Historical Park without a car.

The practical consequence for a visitor: where you sleep decides your evening. Park side means stadium noise on event nights and a ten-minute walk to everything with a ticket. Five Points side means quiet streets after office hours and a MARTA station on the doorstep.

Centennial Olympic Park and the stadium district

Hotel Phoenix opened on December 1, 2025, at 70 Centennial Olympic Park Drive NW. It is the first finished hospitality piece of CIM Group's roughly $5 billion Centennial Yards redevelopment, and it stands on what Atlanta calls Mile 0, the former terminus of the Western & Atlantic Railway where the city began. The 292-room, 19-story tower faces Mercedes-Benz Stadium head-on. TVS Design drew the building with rail-inspired architecture, and the hotel sits in the Preferred Hotels & Resorts L.V.X collection. Rates start around $270.

Two blocks away at 329 Marietta Street NW, Moxy Atlanta Downtown took over a former parking lot. It opened in March 2026 with 183 rooms, a rooftop lounge, a speakeasy and a disco-and-music theme that the brand runs through the whole building. Eggslut's first East Coast restaurant is inside. It is the cheaper of the two park-side newcomers, from about $200.

The scale play is Signia by Hilton Atlanta. Opened in January 2024, it is Hilton's first ground-up Signia, 976 rooms and 42 stories on the former Georgia Dome site, with a pedestrian walkway straight into the convention halls. Hilton describes it as the city's largest ground-up hotel development in about 40 years. Gensler handled architecture and interiors. From roughly $240.

Then there is the one with a past. JW Marriott Atlanta Downtown, at 45 Ivan Allen Jr Boulevard, opened in May 2026 inside the shell of the former W Atlanta Downtown. Looney & Associates redesigned it as a 237-room hotel, and Marriott presents it as the brand's first U.S. property built around a dedicated wellness floor. Prices begin near $170, which is the lowest of the park-side group and a surprise given the flag.

South of the park: Five Points and Government Walk

The older core has two openings that tell different stories.

The Candler Hotel Atlanta, Curio Collection by Hilton is the senior property. The building at 127 Peachtree Street NE went up in 1906 for Asa Candler, the Coca-Cola founder, and is generally described as Atlanta's first skyscraper. It spent more than a century as offices. The Beck Group restored it, NICOLEHOLLIS did the interiors, and in October 2019 it reopened with 265 rooms. The Beaux-Arts marble staircase and Tiffany windows survived. The Five Points MARTA hub is a few blocks off, and rooms start near $160.

Further south, Origin Hotel Atlanta opened on July 21, 2025, at 110 Mitchell Street SW, on the corner with Pryor Street. The Thrash Group, a Mississippi firm, paid $16 million in early 2022 for a vacant six-story office building from the 1950s and turned it into 122 boutique rooms. It is one block from Underground Atlanta and a short walk from the Five Points and Garnett stations. This corner of downtown had seen little hotel investment, so Origin counts as the first new hotel in the neighborhood in years. Rates run from about $110, the lowest of the group.

Zoo Atlanta, Georgia State University and the Capitol are all reachable from here on foot. The trade-off is atmosphere: evenings are quiet and restaurant options thin compared with the park side.

Arriving and getting around

From Hartsfield-Jackson airport, the Red and Gold MARTA lines run to Five Points in roughly 20 minutes, with no transfer and no traffic. For the Candler and Origin that is effectively door to door. For the park-side hotels, change at Five Points or ride to the station that serves the convention center and the stadiums, then walk the last few minutes. A car adds little here: hotel parking is charged by the night, and nearly everything in this guide sits within a mile of Five Points.

Walking is fine in daylight between the park and Five Points, about a mile along Peachtree and Marietta streets. After an event the sidewalks around the stadiums are packed for an hour, and the streets south of the Capitol empty out fast, so late-night routes deserve a rideshare rather than a stroll.

What there is to do before and after the game

The aquarium, the World of Coca-Cola and the National Center for Civil and Human Rights face each other across the park's edge, and a family can fill a day inside that triangle without crossing a major road. The College Football Hall of Fame is a few minutes beyond, close to the Moxy.

South, the Capitol's gold dome is the landmark, and the building holds a museum of Georgia history that is free to enter. Underground Atlanta, the 19th-century street level buried under viaducts, is a shadow of what it was in the 1990s and is better understood as a piece of urban archaeology than as a shopping stop.

The Streetcar reaches Sweet Auburn by a short ride from the park. Sweet Auburn Avenue and the King birth home are the reason many first-time visitors come to Atlanta at all, and from a downtown hotel the trip is simple.

Centennial Yards and what comes next

Centennial Yards is the long game. The development covers the former Gulch rail yards, and its Entertainment District sits directly across from State Farm Arena and Mercedes-Benz Stadium. Virgin Hotels Atlanta anchors it: 261 rooms in a 14-story tower that topped out in early 2026, the brand's first in Georgia, with a 2027 target. No rate has been published and the opening date could still move, as dates on projects this size often do. Neighbors in the district include an immersive venue and a Live Nation performance space.

Hotel Phoenix, as noted above, is already part of the same development. So a stay on the park side today is partly a stay on a construction site tomorrow, and cranes remain a fact of the skyline.

Which hotel for which trip

For a game or concert, Hotel Phoenix and Signia are the closest to the gates, and both put you on the right side of the crowd when the event lets out. Moxy and JW Marriott are a few extra minutes' walk and cost less.

Convention-goers at the Georgia World Congress Center are best served by Signia: it was built as the headquarters hotel for the campus, and the covered route to the halls saves a surprising amount of time when the weather is bad.

Families heading for the aquarium will find the park-side group handier than the Five Points hotels, simply because everything sits inside a short stroll.

Travelers on a budget should look south. Origin and The Candler both start in the $110 to $160 range, and both give access to MARTA, which carries you to the airport in about 20 minutes. If you want atmosphere and a bit of history in the building itself, The Candler is the pick, with its marble and glass. Those wanting a brand-new room with a lobby bar will find it on the park side.

Anyone planning to spend most of their time in restaurants and galleries should consider staying elsewhere and treating downtown as a day trip. Midtown, with the High Museum and Piedmont Park nearby, and Old Fourth Ward, along the BeltLine, offer more to do after dark. The full range of neighborhoods is on the Atlanta page, and Buckhead covers the shopping district farther north.

When to go

Event calendars matter more than seasons here. Falcons and Atlanta United games at Mercedes-Benz Stadium, Hawks games and concerts at State Farm Arena, and large conventions push rates up sharply, and the price gap between a quiet Tuesday and a game Saturday can be large. Atlanta hosted FIFA World Cup matches in summer 2026, and the Moxy and JW Marriott debuts were timed to that crowd.

Summers are hot and humid. Spring and autumn are the easier months for walking between the park, the aquarium and the Capitol.
