Midtown is the part of Atlanta where a visitor can leave the car at the airport and not retrieve it. Peachtree Street and West Peachtree Street run north to south through it, MARTA's Red and Gold lines stop at Arts Center, Midtown and North Avenue, and most of what people come for sits within a 15-minute walk of one of those platforms. The neighborhood is also where Atlanta has built most of its recent tower hotels, and the six we track here are an uneven set: five are open, one is a conversion not due until late 2027.
Reading the map
The district is longer than it is wide. At the southern end, around North Avenue, it shades into downtown Atlanta, and the two are joined by a straight walk down Peachtree of roughly 20 minutes. At the northern end, past 14th Street, the towers give way to Piedmont Park, which covers around 200 acres and is the neighborhood's only real expanse of grass. The Atlanta Botanical Garden sits beside it, and the BeltLine's Eastside Trail starts nearby, running toward Old Fourth Ward.
West of Northside Drive the character changes again. West Midtown, around Howell Mill Road, is a former industrial district of foundries, stockyards and rail spurs that now holds restaurants, design showrooms and galleries. It is not walkable from the Peachtree spine in any pleasant sense, which matters when choosing where to sleep. Visitors who want Buckhead's department stores and the car-based sprawl around them should look at Buckhead instead; Midtown is the compact option. The wider picture is on the Atlanta page.
What is actually here
The Woodruff Arts Center, at 15th Street and Peachtree, puts three institutions under one roof: the High Museum of Art, the Atlanta Symphony Orchestra and the Alliance Theatre. The High's main building is Richard Meier's white enamel-panel design from 1983, and it is the reason the stretch is called the Arts District.
A little under a mile south on Peachtree, the Fox Theatre opened in 1929 as a movie palace in a Moorish and Egyptian idiom, and it still runs Broadway touring productions and concerts. Closer to 10th Street, the Margaret Mitchell House occupies the apartment building where she wrote most of Gone with the Wind. Between the two, the sidewalk passes a steady run of restaurants, which is why a pre-theater dinner here rarely needs a booking made days ahead.
Colony Square, at 14th and Peachtree, is a 1970s mixed-use complex that has been reworked around Politan Row, a food hall with a rotating set of counters. It is a useful place to know about because three of the hotels below are within a few minutes of it.
Where the hotels are
Midtown Union and the Arts District
Kimpton Shane Hotel is the one ground-up build among the open properties on the spine. It opened in September 2022 at 1340 West Peachtree Street NW, the hotel piece of Midtown Union, and it has 230 rooms including 18 suites and a presidential suite. Kimpton Shane Hotel was Kimpton's first Atlanta address, designed by Cooper Carry with interiors by Studio 11 Design. Two restaurants, Hartley Kitchen & Cocktails and Aveline, are inside, and the Arts Center station is a short walk away. Rates start around $200 a night.
West Peachtree Street
Two openings share a few blocks here and have little else in common.
Epicurean Atlanta, Autograph Collection opened on September 16, 2021, in the base of the 1105 West Peachtree tower. That building also holds Google's largest Atlanta office lease and a 64-unit residential tower, so the lobby has the traffic of an office campus. The hotel has 178 rooms, 22 of them suites, with interiors by Rule Joy Trammell + Rubio. Its food program is the point: chef Ewart Wardhaugh runs Reverence, and the Sky Terrace pool deck on the roof is described in its materials as an acre in size. From $220.
Hotel Granada is the other approach. Opened in August 2024 at 1302 W. Peachtree Street NW, it occupies the Granada Apartments, a Spanish Colonial building from 1924 that spent its later years as the Artmore Hotel. Aparium Hotel Group took on a two-year restoration for the owners, Scarp Ridge Capital Partners and Monomoy Property Ventures, with Ken Gowland of MetroStudio handling the preservation and Cameron Carr the interiors. There are 120 rooms, a courtyard that was part of the original plan, and the Arts Center station directly beside it. At about $120 a night it is the least expensive of the open set.
Colony Square and 14th Street
The tower at 188 14th Street NE went up in 1973 and spent fourteen years as W Atlanta Midtown. It reopened on June 7, 2022, as The Starling Atlanta Midtown, Curio Collection by Hilton, after a full renovation. At 466 rooms it is the largest hotel in this group by a wide margin, with 45,500 square feet of meeting space, which explains why it fills with corporate groups on weekdays. The location is its strongest argument for leisure guests: the hotel is connected to Colony Square, and Piedmont Park is opposite. Rates from about $150.
West Midtown
Bellyard, West Midtown Atlanta, a Tribute Portfolio Hotel, is the outlier here, and the only one that is not on the Peachtree spine. It opened on May 18, 2021 with 161 rooms inside The Interlock, at 1 Interlock Avenue NW on the corner of 14th Street and Howell Mill Road. Bellyard was built new rather than converted, with Mallori Hamilton of Uncommon Studios drawing on the area's industrial past for the design. Drawbar, the lobby restaurant and bar, and a rooftop pool are meant for locals as much as guests. Davidson Hospitality's Pivot brand operates it, and rooms start near $200.
Where Midtown meets downtown
590 West Peachtree Street is the address to watch. The Crowne Plaza Atlanta Midtown, an IHG hotel from the early 1970s, was acquired in October 2025 by Monomoy Property Ventures and Axonic Capital, who are stripping the flag and relaunching it as The Marriott Atlanta under Schulte Hospitality Group. Construction is expected to begin in late 2026, after the city's World Cup matches, with reopening targeted for late 2027, ahead of Super Bowl LXII. Cooper Carry is the architect. The tower currently has 462 rooms, more than a fifth of them suites with kitchenettes, but that is a pre-renovation count and the final number has not been confirmed. Upper floors look out over Georgia Tech, the Emory Hospital campus, Mercedes-Benz Stadium and the central business district. No rates have been published.
Which hotel for which trip
For a weekend built around the High Museum and a show at the Alliance or the Fox, Kimpton Shane and Hotel Granada are the shortest walks to the Arts Center station and to the theaters, and Granada is the cheapest of the open set.
Anyone planning mornings in Piedmont Park or a run on the BeltLine is better off at The Starling, where the park is across the street. It is also the one to choose when a conference at the hotel or in a nearby tower is the reason for the trip.
Food-minded travelers have a choice between Epicurean, with Reverence as its centerpiece, and Bellyard in West Midtown, which puts guests near the Howell Mill Road restaurant strip but means rideshares in the evening. A car is not needed at the others.
Buildings are a reason in themselves for some people. Hotel Granada's restored courtyard and Spanish Colonial shell is a rarity in a neighborhood of glass towers, and Epicurean's steel exoskeleton is the opposite case; both are Midtown specifics.
For business travel in 2028, keep the Marriott in view. It will be the flagship Marriott Hotels address at the Midtown-downtown seam, convenient for the Peachtree Center end of the business district as well as Midtown offices. Until it opens, nothing can be booked on its behalf.
Getting around
The Red and Gold MARTA lines run north to south beneath Peachtree, with stops at Arts Center, Midtown and North Avenue, and trains continue to the airport without a change. That makes arrival simple: no car is required for a stay along the spine. Peachtree is walkable in either direction, although the heat between June and September shortens most people's appetite for the 20-minute stroll to downtown.
The pavement thins out toward West Midtown, where the Interlock sits across a stretch of road designed for cars. For Bellyard, plan on a short rideshare or a drive.
Event calendars shift demand. Conventions at the Georgia World Congress Center, a Fox Theatre run and a Falcons or Hawks home game all pull from the same pool of nearby rooms, so a week that looks quiet on the neighborhood map can be expensive. Super Bowl LXII, due in Atlanta in early 2028, is the date the Marriott's owners have aimed at, and it will test every room in the district. Rates on that weekend will bear no relation to anything quoted in this guide, so treat the nightly figures here as ordinary-week starting points rather than forecasts.
