The place

The project occupies a roughly three-acre oceanfront estate at 1775 Collins Avenue in Miami Beach, spanning the combined footprint of three historic Art Deco hotels (the Raleigh, the Richmond and the South Seas) whose facades are being preserved and restored rather than demolished, with private beach access on the sand behind them.

The concept

Developer SHVO is pairing a 60-room Rosewood hotel, built into the restored facades of the Raleigh, Richmond and South Seas, with a 17-storey residential tower designed by Peter Marino containing 40 private residences of two to five bedrooms, including five penthouses: three-bedroom units were priced from roughly $10 million as of early 2025. The combined project represents an investment SHVO has put at over $1 billion, with general contractor Americaribe Moriarty Joint Venture handling construction; excavation and piling work on the residential tower was underway as of January 2025, with completion targeted for 2027.

It is Rosewood's first Miami Beach property, and the restoration leans on the Raleigh's own history: the original hotel dates to 1940 and its famed fleur-de-lis-shaped pool, once photographed by Esther Williams, is being restored as part of the project rather than replaced.

Dining & wellness

Plans include a beach club operated by Milan-based restaurant group Langosteria, the restored fleur-de-lis pool, access to a Rosewood Asaya spa, and the Tiger Room restaurant.
