OKO Group is restoring Miami Beach's former Versailles Hotel into Aman Miami Beach, a 56-key property in the Faena District at 3425 Collins Avenue, alongside a 22-unit residential tower designed by Kengo Kuma. Backed by Access Industries, the project has slipped from an initial 2024 target — OKO Group's own updates now point to 2027, while Aman's official site lists 2028, with vertical construction confirmed underway since August 2025.

The concept

OKO Group, led by Vlad Doronin, is developing Aman's fourth North American property with backing from Access Industries, restoring the shell of the former Versailles Hotel into a 56-key Aman hotel and building an adjoining 18-storey residential tower designed by Kengo Kuma with 22 units. First announced in 2023 with an initial 2024 target that has since slipped twice, OKO Group's own newsroom reported vertical construction underway in August 2025, with municipal approvals for an adjacent yacht marina following in November 2025 — signs of continued active permitting rather than a stalled project. OKO Group's own updates point to 2027, though Aman's official site currently lists 2028; both figures are given here pending a firmer, single confirmed date.

Dining & wellness

Plans include a three-story Aman Spa (reported at 20,000 to 25,000 square feet), a 67-foot indoor pool, a wine library, a jazz club and cigar lounge, a game room, fitness facilities, a private beach club, and a private Aman Club, alongside on-site dining and lounges not yet named.
