Grand Hyatt Miami Beach Convention Center Hotel

Terra Group and Turnberry are building Miami Beach's first true convention headquarters hotel: an 800-room, 17-story Grand Hyatt tower physically linked to the Miami Beach Convention Center by a skybridge. Backed by a $385 million Balfour Beatty construction contract and a public-private partnership with the City of Miami Beach, the project topped out in July 2026 and is tracking toward a November 2027 opening, with 110,000 square feet of meeting space as its centerpiece.

The place

The hotel occupies 1701 Convention Center Drive at the corner of 17th Street, in the City of Miami Beach, directly adjacent to the Miami Beach Convention Center and a short walk from the Fillmore Miami Beach, the Miami Beach Botanical Garden and the Art Deco core of South Beach. Its defining feature is a climate-controlled skybridge linking the hotel directly to the convention center's exhibit halls, positioning it as the first true headquarters hotel the center has had in its history — a gap city and tourism officials had cited for years as a competitive disadvantage against convention markets like Orlando and Las Vegas.

The concept

The Grand Hyatt Miami Beach Convention Center Hotel is a purpose-built, 17-story, roughly 996,000-square-foot tower designed to solve a specific civic problem: Miami Beach's convention center had no dedicated on-site hotel, forcing meeting planners to shuttle attendees from South Beach properties a mile or more away. Structured as a public-private partnership between the City of Miami Beach — which owns the land — and developers Terra Group and Turnberry under the entity MB Mixed Use Investment LLC, the project pairs 800 guest rooms with 110,000 square feet of meeting and ballroom space across four floors and 17,000 square feet of ground-floor retail. Bernardo Fort-Brescia's firm Arquitectonica designed the building's exterior, with New York-based Stonehill Taylor handling interiors for the lobby, lounges, ballroom and guest rooms, and local firm EoA designing the pool deck. Balfour Beatty was awarded the $385 million construction contract in January 2023, and after site work and an official groundbreaking ceremony in May 2025, the tower topped out at its full height on July 30, 2026 — a construction pace that has held to its public schedule without the delays or financing gaps that have affected other Miami-area hotel towers in this pipeline. As Hyatt's second Florida convention center hotel (after the Hyatt Regency Orlando), the property is aimed squarely at meeting and incentive-travel planners rather than leisure travelers, though its Convention Center Drive address puts it within walking distance of Ocean Drive and Lincoln Road for guests extending a business trip.
