Hilton and Reuben Brothers are converting the landmark W South Beach into Waldorf Astoria Miami Beach, a full renovation of all 348 oceanfront suites at 2201 Collins Avenue. The property closes in August 2026 and is due to reopen under Hilton management in winter 2027, marking Waldorf Astoria's debut in Miami Beach.

The concept
Waldorf Astoria Miami Beach is a full top-to-bottom conversion of the 20-storey W South Beach, which Reuben Brothers bought for $425 million in October 2024 — South Florida's largest hospitality transaction that year — ending the tower's nearly two-decade run under Marriott's W brand. The property closes for renovation around August 2026 and is set to reopen in winter 2027 as Hilton's first Waldorf Astoria in Miami Beach, distinct from the existing Waldorf Astoria Hotel & Residences in downtown Miami. All 348 suites, each with a private balcony and ocean view, are being refreshed, alongside a reimagined lobby anchored by the brand's signature Peacock Alley gathering space, an expanded 48,000-square-foot pool deck with private cabanas, a new spa and fitness center, and updated indoor and outdoor event space.
Dining & wellness
Hilton has said the reopening will bring a new food-and-beverage program "directed by world-class culinary talent," but no restaurant names, chefs, or concepts have been announced yet — NC pending Hilton's opening announcements.
